JLL’s Hotels & Hospitality division is a global business which partners with investors, owners and operators to support and shape investment strategies that deliver maximum value from commercial real estate. No other advisory or brokerage team in the world provides as broad a spectrum of services for hotel & hospitality investors. We are currently seeking a Senior Vice President, Asset Management, India. This is a new role and is a permanent, full-time position based in Mumbai or Gurgaon, reporting into the Managing Director, JLL Hotels India in New Delhi. JLL are the leading hotel asset manager in Asia Pacific and are now looking to launch its platform in India under the leadership of the successful candidate.
LEADERSHIP RESPONSIBILITIES
- Successfully create, implement and monitor, value accretive hotel asset management strategies for clients in India.
- Work with the highly regarded JLL Hotels team in India as well as the regional Hotel Asset Management leadership to establish JLL as the leading international hotel asset manager.
- Lead the business development for asset management in India, including PR/communications, marketing, lead generation, pitching, engagement negotiation and closing.
- Own the P&L for the India asset management business, including setting and delivering annual revenue and profitability targets as the platform scales.
- Lead a small, yet impactful, team of hotel specialists delivering on our asset management services to clients.
- Recruit, develop and grow the India asset management team in line with portfolio growth, building bench strength for future leadership.
- Drive thought leadership in asset management through collaboration with the JLL research team and the Hotels & Hospitality AP research team.
- Champion the adoption of data analytics and AI-enabled tools in asset performance reporting and client deliverables, in line with JLL's broader technology and data agenda.
- As a member of the extended hotels leadership team in India, contribute to the growth of the business across all service lines.
EXECUTION RESPONSIBILITIES
- Meet with owners and hotel executive teams to review monthly and quarterly operating performance, review, evaluate and approve annually prepared business plans/budgets, including capital budgets and longer-term strategic plans to provide cost reduction and revenue enhancement guidance.
- For pre-opening assignments, work with owners and hotel executive teams to review pre-opening, OS&E, IT and first operating budget including the commercial business plan and work through milestones and critical paths to target a successful hotel opening.
- Travel to the properties as needed to inspect the facilities, meet with management and tour the market areas and competitive set of hotels.
- Identify, analyse and implement opportunities for increased revenues and expense savings. Develop ownership and investment strategy for assigned hotels including identifying asset redevelopment, highest and best use, and repositioning opportunities designed to optimize value.
- Establish operating profit expectations, monitoring performance, and working directly with the on-site property teams to maximize and improve operating fundamentals.
- Review, benchmark and analyse hotel-and portfolio-level financial data and keep informed of the dynamics of each market area to develop a strong understanding of the hotels and their respective markets.
- From a capital structure perspective, including capex planning, major maintenance reserves, brand compliance, and portfolio optimization, have proactive oversight of the execution of the capital plans throughout the year, and monitoring of the capital expenditures for each hotel to include both major renovations and routine capital expenditures.
- Analyse and track the return on investment for the assets as well as profit improving projects, either implemented or proposed.
- Integrate sustainability and ESG considerations into asset strategies to future-proof investments and strengthen brand value
- Establish and maintain effective working relationship with internal and external constituencies such as property-level managers, management company representatives, and senior leadership to maximize returns
- Supervise contract compliance with respect to existing management & franchise agreements. Review all proposed property-related contracts for business content as well as potential conflicts with existing obligations
- Undertake property or portfolio reviews with the objective to improve profitability and recommend asset enhancements
- Collaborate and support other assignment and colleagues in other functions / departments / offices as required.

- Bachelor's or Master’s degree in Hospitality Management, Business Administration, Finance, or a related discipline
- 12-15+ years working experience in hospitality operations, asset management or relevant consulting, with a proven track record in India and/or the broader Asia Pacific region.
- Experiences in hotel operation department, finance department or revenue management department would be advantageous
- Established network within the Indian hospitality investment and ownership community (institutional investors, family offices, private equity, and developers).
- Task oriented and possesses a track record of meeting deadlines and delivering on goals
- Detail-oriented, with excellent written and oral communication skills with the ability to work with others to achieve a common goal.
- Strong analytical and financial analysis skills, as well as comprehensive knowledge of hotel operations.
- Team player, organized, and strong communication skills.
- Self-motivated and ability to multi-task.
- Comfort in working independently and as part of a diverse regional team
