Job Summary

EMCOR Facilities Services has an immediate opening for a Maintenance Technician in Middle River, MD.  The Technician will report daily to the EMCOR Site Supervisor and support him/her to provide quality workmanship and high work standards to maintain a professional working environment.  Primary responsibilities of this position is to be responsible for the general facility maintenance needs at the facility and performing general maintenance and inspections of equipment/systems as required.  Knowledge of and capable of performing basic carpentry, plumbing, minor electrical & HVAC repairs and various general tasks assigned.  Qualified applicant must be a US Citizen, possess a valid driver’s license and have at least 3 to 5 years of hands-on experience in facilities maintenance and dealing with a wide range of general type services.  Must possess excellent customer service and communication skills.

Essential Duties & Responsibilities

      Communicates effectively with the Site Supervisor to determine service needs. Coordinates and supervise client sub-contractors while performing service on site.

Repairs of walls, floors, doors, ceilings, furniture and any painting and touch up work for beautification of facility internally & externally.

Plumbing skills with the ability to repair and unclog toilets, urinals, replace and maintain valve assemblies and repair/maintain sensors for automatic flush kits, as well as all other plumbing related services.

Maintain a strict PM schedule – Examples: Inspections of fire extinguishers, emergency lighting, perimeter fence trash pick-up, building interior/exterior inspections, eye wash stations, etc.

Performs a wide variety of corrective maintenance work requests. Must have basic electrical, carpentry and HVAC skills and the mechanical ability to make minor repairs related to those skills.

Inspection/evaluations which may include measurements of operating characteristics such as speeds, pressures or vibration; and features such as wear, replacement of expendables (i.e. belts, hoses, fluids, filters, etc.).

Assist other skilled/trades employees to perform projects as requested. 

Qualifications

Education

(HS Diploma, Under/Graduate Degree, etc.)

HS Diploma

Business Experience

     (prior years work/related experience)

3-5 years of experience related to facility maintenance.

Licenses/Certifications

Valid US driver’s license

 

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.  Ability to speak effectively before groups of customers or associates of organization.

Technical Qualifications & Skills

Ability to perform various general type maintenance tasks.  Ability to write routine reports and correspondence utilizing basic computer skills and ability to communicate via email and internet use.

Responsible for providing support during the maintenance and repair of HVAC air handling equipment and auxiliary equipment at this facility. Must have the ability to maintain A/C and Heating equipment, change filters and clean coils as needed.

Must maintain a strict PM schedule.  Must have the ability to service minor electrical repairs such as lights, ballast, switches, outlets, etc. and ability to use electrical testers to troubleshoot electrical circuits, such as power and lighting.

Must have plumbing skills with the ability to repair and unclog toilets, urinals, replace and maintain valve assemblies and repair/maintain sensors for automatic flush kits, as well as all other plumbing related to the Facility. 

Organization skills to maintain the client facility maintenance records and reports.

Must have the ability to operate lawn equipment to cut/trim lawn areas as well as snow removal equipment.

Must have the technology & computer skills to operate by utilizing the EMCOR CMMS/Corrigo work order system utilizing the issued iPad and communicate with the team and client effectively via email. 

Physical Demands

The ability to lift 50lbs, climb ladders and ability to walk the facility throughout the day are required. Have the ability to regularly kneel repetitively during shift. Have the ability to move in a 90-degree fashion on a repetitive basis.  Have the ability to work and maneuver on a variety of terrains.  Have the ability to interact with all clients in a professional and friendly manner despite periods of stress.  The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job

Work Environment

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to high precarious places; fumes or airborne particles; extreme heat; risk of electrical shock and vibration.  The noise level in the work environment is usually loud.  May be required to work in confined, restricted and hot areas.  We are also responsible for snow removal and there are times in the Winter season when most of the day is spent outdoors in cold/snow conditions.  Must be willing to work overtime when required.  Must be willing to work holidays and weekends when scheduled.
