Description
We are seeking an experienced Construction Estimator to join a vertically integrated real estate development, construction, and property management organization specializing in multifamily housing throughout Connecticut.
This is an outstanding opportunity for a seasoned estimating professional with extensive experience pricing multifamily apartment communities from the ground up. The ideal candidate brings deep knowledge of the Connecticut construction market, understands local labor and material costs, and has successfully prepared full-scope estimates for new construction, rehabilitation, and redevelopment projects.
If you enjoy collaborating with developers, project managers, architects, and subcontractors while helping bring large-scale multifamily communities to life, we'd love to hear from you!
About the Role
As the Construction Estimator, you will be responsible for developing comprehensive cost estimates and competitive bid proposals for multifamily apartment projects throughout Connecticut. Projects typically exceed 100 units and include new ground-up construction, gut rehabilitations, and partial demolition/reconstruction.
You'll work closely with senior project managers, developers, architects, engineers, subcontractors, and suppliers to prepare accurate budgets from concept through preconstruction. Many projects are financed through state and federal programs, requiring competitive three-bid procurement processes for both for-profit and nonprofit developers.
This is a full-scope estimating position, requiring expertise across every major construction discipline—from site development through final MEP systems.
Key Responsibilities
- Prepare complete conceptual, schematic, and detailed construction estimates for multifamily apartment developments
- Perform quantity takeoffs and review architectural, structural, civil, and MEP construction documents
- Estimate all project components, including:
- Site work
- Earthwork and utilities
- Concrete and foundations
- Structural framing
- Roofing and building envelope
- Interior finishes
- Electrical systems
- Plumbing systems
- Mechanical/HVAC systems
- Solicit, evaluate, and negotiate subcontractor and supplier pricing
- Develop competitive bid packages for state, federally funded, and private development projects
- Analyze drawings, specifications, and project requirements to identify risks and cost-saving opportunities
- Support budgeting, value engineering, change order pricing, and preconstruction planning
- Collaborate with project managers and construction leadership throughout the estimating process
- Maintain current knowledge of Connecticut labor rates, subcontractor availability, and material pricing
Qualifications
- 7+ years of construction estimating experience
- Extensive experience estimating multifamily apartment communities
- Proven success estimating:
- Ground-up multifamily construction
- Gut rehabilitation projects
- Partial demolition and reconstruction
- Large-scale apartment developments
- Strong understanding of the complete construction lifecycle
- Experience preparing full-scope estimates across civil, structural, architectural, and MEP trades
- Deep knowledge of Connecticut construction pricing, subcontractor networks, and local market conditions (required)
- Experience with projects exceeding 100 apartment units strongly preferred
- Ability to read and interpret architectural, structural, civil, and MEP plans and specifications
- Strong analytical, mathematical, organizational, and communication skills
- Experience using construction estimating software and performing detailed quantity takeoffs
- Consulting firm estimating experience is welcome
The Ideal Candidate
We're looking for a seasoned estimator who has built a career in multifamily construction—not someone early in their estimating journey.
The successful candidate will have a proven history of preparing accurate, competitive estimates for complex apartment developments while working alongside experienced project managers and development teams. They understand every phase of multifamily construction, possess exceptional attention to detail, and bring valuable Connecticut market expertise that allows them to produce reliable, competitive pricing.
Equally important, we're seeking someone who values long-term career growth. Candidates with demonstrated stability and long tenure with previous employers will be strongly preferred.
