The Property Manager is responsible for the overall management, operations, and performance of Brightstone-managed residential properties. This role involves strategic planning, operational excellence, financial management, client relationship management, resident satisfaction, and team leadership to ensure the property operates efficiently, profitably, and to the highest standards while meeting client objectives and resident expectations.

 

• Oversee all aspects of day-to-day property operations including maintenance, housekeeping, security, administration, and resident services.
• Develop and implement operational strategies to optimize property performance and service delivery
• Ensure properties are maintained to premium standards in compliance with building codes, safety regulations, and quality benchmarks
• Conduct regular property inspections to identify maintenance needs, safety concerns, and improvement opportunities
• Implement and monitor standard operating procedures (SOPs) across all functional areas
• Drive operational excellence and continuous improvement initiatives
• Ensure seamless coordination between all departments and service functions
• Prepare annual operating budgets and capital expenditure plans for the property
• Monitor financial performance against budgets and implement corrective actions when necessary
• Track and control operating expenses to optimize costs without compromising service quality
• Serve as primary point of contact for property owners, developers, and corporate clients
• Build and maintain strong relationships with clients and understand their objectives
• Provide regular updates, reports, and presentations on property performance
• Coordinate client meetings, governance meetings, and management committee meetings
• Address client concerns and escalations promptly and professionally.
• Manage relationships with service providers, contractors, and vendors
• Ensure exceptional resident experience through proactive service delivery and responsiveness
• Handle resident escalations, complaints, and feedback with professionalism and urgency
• Implement resident engagement programs, community events, and satisfaction initiatives
• Conduct resident meetings and gather feedback for service improvements
• Monitor resident satisfaction metrics and implement action plans to address concerns
• Oversee resident onboarding, move-in/move-out processes, and documentation
• Ensure property compliance with local municipal regulations, building codes, fire safety norms, and environmental standards
• Maintain all statutory licenses, permits, and registrations
• Implement health, safety, and environmental (HSE) protocols and conduct regular safety audits
• Coordinate emergency preparedness programs including drills, training, and response plans
• Lead, motivate, and manage the property operations team including facility managers, maintenance supervisors, admin staff, and front-line personnel
• Recruit, train, and develop team members to build high-performing teams
