Project Manager (Renovation & Facilities Management)
This is a Contract for Services for a Project work
Role Purpose
The Contract Project Manager will oversee and support the day-to-day coordination and implementation of renovation works for the Active Ageing Centre (AAC) programme, comprising 7 projects.
The role will act as the key liaison between Care Corner Seniors Services, appointed architects, consultants, contractors, vendors and internal stakeholders to facilitate effective project delivery in accordance with approved specifications, timelines, budgets and operational requirements.
The role will also provide hands-on facilities management and M&E coordination support, including assessment and follow-up of building services, maintenance and technical issues arising from renovation projects and centre operations.
Roles & Responsibilities:
Project Coordination
- Coordinate the planning and implementation of renovation works across the 7 AAC projects.
- Monitor project schedules, key milestones and outstanding actions and follow up for timely completion.
- Coordinate site meetings, inspections and progress updates with consultants, contractors and centres.
- Maintain programme/project trackers and action logs.
- Identify project risks and issues early and coordinate or recommend practical follow-up actions, escalating where required.
Stakeholder and Operational Coordination
- Work closely with AAC supervisors and operational teams to understand operational requirements and coordinate these with the project team.
- Coordinate communications among internal stakeholders, consultants, contractors and other relevant parties.
- Coordinate AAG requirements, implementation readiness, logistics, relocation/decanting and operational readiness where applicable.
- Facilitate material selections and other implementation decisions with relevant stakeholders.
Site and Renovation Management
- Conduct regular site inspections and monitor renovation progress and contractors’ workmanship.
- Review site conditions and technical issues, and coordinate with the relevant consultants, contractors and vendors on practical resolution.
- When attending project sites, comply with all applicable site safety, security and access requirements communicated by Care Corner, the appointed consultants or contractors.
- Highlight apparent deviations from approved drawings, specifications, agreed requirements or safety expectations to the relevant consultants and Care Corner for follow-up.
- Coordinate timely resolution of site issues with consultants, contractors and relevant stakeholders.
- Support project completion, defect inspections, rectification follow-up and handover to AAC
Facilities Management & Technical Coordination
- Support the assessment, coordination and follow-up of facilities, building services and M&E-related matters across AAC centres.
- Conduct site assessments and assist in identifying practical solutions for facilities and technical issues, including electrical, ACMV, plumbing, access control, CCTV and other building systems, where applicable.
- Liaise with contractors, vendors, consultants and centre teams on maintenance, repair, rectification and technical works.
- Review technical quotations and proposed solutions, including scope, specifications and cost reasonableness, and provide recommendations for follow-up.
- Coordinate preventive/corrective maintenance and statutory or regulatory requirements where applicable.
- Escalate matters requiring specialist professional advice, certification or authority approval to the appropriate appointed consultant or qualified professional.
Project-Related Quotation / ITQ Coordination
- Where required, support the coordination and follow-up of ad-hoc quotations or ITQs for project-related items outside the main contractor’s scope, including liaison with vendors and relevant internal stakeholders.
- Any procurement decision, award or commitment remains subject to Care Corner’s applicable procurement and approval requirements.
Requirements:
- Relevant experience in renovation/project management and facilities management, preferably across multiple operational sites.
- Practical knowledge of building services/M&E systems, including electrical, ACMV, plumbing and security/access systems.
- Experience coordinating consultants, contractors, vendors and operational stakeholders.
- Able to assess site issues, review quotations/scopes and coordinate practical solutions independently.
- Strong follow-up, organisation and stakeholder-management skills, with the ability to manage multiple concurrent projects in a fast-moving environment.
- Relevant qualification in Facilities Management, Building Services, Engineering, Project Management or a related discipline would be advantageous.
