The Role

What You’ll Do

Shape the Strategy

• Develop and continuously evolve Kyndryl’s RDC real estate strategy
• Translate business demand and capacity needs into portfolio plans and transaction pipelines
• Lead scenario planning and optimization initiatives (build, consolidate, exit)

Lead Portfolio Performance

• Maintain visibility into portfolio footprint, cost, utilization, and risk
• Drive cost optimization and footprint rationalization initiatives
• Define and track key performance metrics and KPIs

Drive Execution

• Oversee the full transaction lifecycle (site selection, lease negotiation, build, exit)
• Partner with and govern external service providers and brokers
• Ensure projects are delivered on time, on budget, and to standard

Lead with Data

• Champion data accuracy, reporting, and governance aligned to ONE Data strategy
• Enable data-driven decision-making
• Ensure readiness for audit, compliance, and controls frameworks

Engage Stakeholders

• Partner with senior leaders across RDC, Finance, and Operations
• Build and present executive-level business cases and recommendations
• Translate complex portfolio decisions into clear, actionable insights

Who You Are

What You Bring

• 10+ years of experience in corporate real estate, infrastructure, or portfolio management
• Proven experience managing global real estate portfolios and transactions
• Strong background working with third-party service providers (e.g., JLL, Cushman & Wakefield)
• Experience leading global, matrixed teams
• Strong financial acumen and ability to build business cases
• Experience in data center or critical infrastructure environments (preferred)
