Ecco Living is hiring a Maintenance & Field Operations Manager to lead the maintenance and field operations team supporting our growing portfolio of apartment and co-living communities throughout Los Angeles.
This is a working manager role. You will own the schedule, quality, and output of our maintenance technicians and field operations staff, and you will also be in the field yourself, handling escalated repairs, unit turns, and coverage wherever the team needs support. We are looking for someone who leads by example, holds a high standard, and takes full ownership of the condition of our properties.
What You'll Be Doing:
- Managing and scheduling the daily workload of maintenance technicians and outside operations staff across the portfolio.
- Prioritizing and dispatching work orders, tracking completion, and making sure nothing falls through the cracks.
- Inspecting completed work, unit turns, and make-readies to confirm they meet Ecco Living standards before residents move in.
- Working hands-on in the field on escalated repairs, unit turns, punch lists, and coverage when the team is short.
- Overseeing preventative maintenance schedules and routine property inspections across all buildings.
- Sourcing, scheduling, and supervising vendors and contractors, reviewing quotes, and confirming work is completed correctly.
- Managing tools, equipment, parts inventory, and supply ordering.
- Training and developing technicians and field staff, and helping us hire as the team grows.
- Partnering with the leasing and office teams on move-ins, move-outs, and resident maintenance requests.
- Reporting on work order volume, turn times, and property conditions to ownership.
What We're Looking For:
- Minimum 4 years of apartment or residential property maintenance experience, including at least 1 to 2 years leading or supervising a crew.
- Strong hands-on knowledge of plumbing, electrical, drywall, painting, appliance repair, and general carpentry.
- Proven ability to run a schedule, prioritize competing requests, and hold a team accountable.
- Experience managing vendors and reviewing quotes and invoices.
- Comfortable with property management and work order software such as AppFolio, and with smart locks, access systems, routers, and other property technology.
- Excellent communication skills with residents, technicians, vendors, and ownership.
- High-rise or co-living residential experience preferred. Bilingual English and Spanish is a plus.
- Valid driver's license, reliable vehicle, and willingness to move between properties throughout the day.
What We Offer:
- Salary of $71,000 to $72,000 per year, depending on experience.
- Quarterly and year-end bonus opportunities based on individual and company performance.
- Health, dental, and vision insurance allowance.
- 401(k) retirement plan.
- Paid time off, sick time, and paid holidays.
- Mileage reimbursement for work-related travel.
- Consistent full-time schedule, Monday through Friday, 9am to 6pm, with occasional after-hours availability for emergencies.
- Opportunities for advancement as we continue to expand throughout Los Angeles.
Work Location: In-person, based out of our Los Angeles office with daily travel to properties throughout the city.
If you are an experienced maintenance professional ready to step into a leadership role, and you are not afraid to pick up a wrench yourself, we would like to hear from you.
