Job Description Summary
Join our Tenant Advisory team in the Philippines and play a key role in helping businesses make strategic real estate decisions. This is a highly client-facing, commercially driven role focused on identifying new business opportunities, developing client relationships and delivering tailored real estate solutions that support occupiers' evolving business needs.You will work closely with prospective and existing clients to understand their business objectives, identify opportunities, develop leasing strategies and drive transactions from origination through to successful execution.
We are looking for a proactive business developer and relationship builder who is motivated by winning new business, expanding existing accounts and delivering measurable revenue results.
Job Description
Business Development & Revenue Growth
- Proactively identify and pursue new business opportunities and client leads through networking, market intelligence, referrals and other channels.
- Build and manage a strong pipeline of prospects, opportunities and potential transactions.
- Develop and implement business development and leasing strategies to win new clients and grow market share.
- Identify opportunities to expand and deepen relationships with existing clients, including relocation, expansion, renewal and other real estate requirements.
- Develop revenue plans, forecasts and projections and actively manage performance against targets.
- Build and maintain strong relationships with key decision-makers and stakeholders within client organisations.
- Stay close to clients' businesses and proactively identify changes, developments or upcoming real estate requirements that could generate new opportunities.
Tenant Advisory & Transaction Execution
- Develop a strong understanding of clients' business objectives, workplace and real estate requirements and translate these into tailored property solutions.
- Prepare compelling standard and customised proposals for prospective and existing clients.
- Advise clients on occupancy options, market conditions, rental rates and commercial considerations.
- Involved in negotiations on lease terms, rental rates and commercial agreements, representing clients' interests while delivering commercially sound outcomes.
- Coordinate and conduct property viewings and site inspections.
- Drive negotiations and documentation through to successful transaction completion.
- Manage ongoing client relationships and identify opportunities across renewals, rent reviews and other potential transactions.
- Deliver a high level of client service and act as a trusted advisor throughout the client journey.
Market & Client Intelligence
- Develop strong knowledge of the local occupier and real estate market, including emerging trends, opportunities and competitive activity.
- Continuously monitor developments within client organisations and proactively share relevant insights with internal stakeholders.
- Leverage market and client intelligence to identify new prospects, business opportunities and potential mandates.
- Develop and maintain market knowledge that strengthens the team's ability to provide differentiated advice to clients.
Transaction & Billing Management
- Ensure accurate fee-sharing and coordination with Transaction Managers.
- Coordinate required corporate documentation for client accreditation and billing.
- Ensure timely and accurate processing and transmission of invoices.
- Support the resolution of transaction and billing-related matters.
Compliance & Risk
- Ensure all negotiations and transactions are conducted fairly, commercially and in accordance with organisational policies and standards.
- Adhere to the organisation's Health, Safety, Security and Environment (HSSE) policies and requirements.
