Job Title: Remote Director of Finance & Controller (100% Work From Home)
About the Client
Our Client is a fast-growing U.S. multifamily real estate acquisition, investment, and repositioning platform. Currently managing approximately 200+ units across 18 buildings in Massachusetts and New Hampshire, they are actively scaling toward 300+ units within 12 months and 450+ units within three years. Operating with a lean, highly efficient leadership team, they rely on autonomous financial leaders to build robust accounting controls, manage outsourced bookkeeping teams, optimize capital allocation, and leverage cutting-edge AI workflows to drive portfolio profitability.
Our Client is seeking a strategic, hands-on Director of Finance & Controller to run their complete financial and accounting function end-to-end. Reporting directly to the Principal and collaborating with the Operations Manager, this leader will oversee the company's outsourced accounting team (who handles day-to-day transaction processing, reconciliations, and AP), taking full accountability for the accuracy, integrity, and strategic insights derived from the numbers. Operating full-time during US Eastern business hours, this role combines financial architecture, FP&A modeling, 13-week cash forecasting, lender compliance, and AI-driven workflow optimization.
Key Responsibilities
Strategic Leadership & Financial Systems Architecture

Runs the accounting and finance function end-to-end, serving as the strategic financial authority who delivers clean, decision-ready answers and actionable recommendations directly to the Principal.

Builds, refines, and enforces financial controls, segregation of duties, and internal accounting procedures across property management and corporate entities.

Directs the workload of the outsourced accounting team, establishing output standards, auditing close packages, and stepping into transaction-level details personally when controls or entries require correction.
Investor Reporting & Portfolio FP&A

Delivers a comprehensive monthly portfolio reporting package (covering portfolio cash, property-level NOI, budget variance, liquidity, distribution capacity, and acquisition capacity).

Prepares monthly owner statements, investor distribution packages, and quarterly investor reports as the portfolio and LP base scale.

Constructs and maintains annual property-by-property budgets, leads quarterly reforecasting cycles, and owns a rolling 13-week cash flow forecast across all entities to ensure a "no-surprises" liquidity model.
Strategic Capital Markets, M&A & Accounting Oversight

Develops acquisition and disposition financial models to support underwriting, capital planning, 1031 exchange strategies, and disposition accounting.

Reviews purchase price allocations, opening ledger balances, and closing execution plans for new property acquisitions.

Controls the chart of accounts and GL structures across AppFolio (property books) and QuickBooks Online (corporate books), while maintaining the accounts payable approval workflow.
Compliance, Tax & AI Workflow Integration

Owns the master compliance calendar, managing property tax filings, entity renewals, insurance policy reviews, and lender covenant reporting across Massachusetts and New Hampshire.

Acts as the primary operational liaison to external tax CPAs for year-end filings, K-1 generation, and strategic tax planning.

Actively integrates AI tools (such as Claude) into daily operations to build financial models, automate report creation, review accounting outputs, and accelerate analytical speed.
Qualifications, Skills, and Key Competencies
Required Qualifications

U.S. Multifamily Real Estate Accounting Expertise: 10+ years of dedicated U.S. real estate and multifamily property management accounting experience (Controller, Assistant Controller, or Director of Finance level).

Proven Leadership Track Record: Demonstrated experience running a finance department, managing outsourced or in-house accounting teams, and holding staff accountable for financial output.

Active AI Tool Integration: Demonstrated, hands-on experience using AI tools (e.g., Claude, ChatGPT, or specialized financial AI plugins) within current daily accounting and modeling workflows.

Hands-on Transactional Willingness: Ability to balance high-level strategic financial planning with a willingness to dive into transaction-level GL entries, property books, and reconciliations when necessary.

U.S. GAAP Fluency: Deep knowledge of U.S. GAAP standards, property-level P&Ls, balance sheets, rent rolls, and real estate tax structures.

Software Competency: Strong proficiency in property management ERPs (AppFolio strongly preferred; Yardi or MRI acceptable) and corporate accounting platforms (QuickBooks Online).

Schedule Alignment: Full availability to work Monday through Friday, 9:00 AM – 5:00 PM US Eastern Time (EST).

Preferred Qualifications

Experience managing financial functions for portfolios of 500+ units across multi-state markets.

Credentials such as CPA, Chartered Accountant (CA), or Master’s degree in Finance/Accounting.

Hands-on experience with acquisition underwriting, lender debt covenant tracking, and 1031 exchange accounting.

Competitive USD Compensation: $3,500 – $4,500 USD monthly salary (Up to $5,000 USD for exceptional candidates) paid directly in USD.
