Description
The work week is Monday through Friday. This position is full time, 40 hours per week. Hours can vary based on business needs. The position requires that the employee be available to work overtime and/or weekend as well as be available for on call work on a rotating schedule and as needed.
- Complete resident or building service work orders as assigned in the required time frame.
- Assist in completing Pre-Occs in the required time frame.
- Assist in apartment follow-up inspections and Move in Checklist requests.
- Participate in all maintenance related projects.
- Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, cleaning garbage areas, etc. (In common areas and in vacancies when necessary)
- Assist in grounds work including cleaning parking lots, sidewalks, alleyways, and common areas.
- Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as scheduled.
- Perform scheduled maintenance on all equipment based on manufactures recommendations and operating manuals.
- Willingness to pitch in and work in areas other than strictly repair maintenance.
- Willingness to assist Maintenance Supervisor and Property Manager when required.
- Constant need to be on feet.
- Constant need to perform the following physical activities:
- Bend/Stoop/Squat/Kneel (Perform routine cleaning; pick up debris)
- Climb Stairs.
- Push and Pull. (Move light furniture, appliances, open and close doors, etc.).
- Reach Above Shoulder.
- Climb Ladders.
- Grasp/Grip/Turn. (Handling of tools and equipment).
- Lifting and/or Carrying. (supplies, materials, equipment, tools, etc.).
- Constant need to work indoors and outdoors. (Spring, Summer, Fall, Winter).
- Frequent need to work in awkward and confining positions.
- Occasional exposure to cleaning solvents, adhesives, paint fumes, etc.
- Observe and assist in any maintenance related problems throughout property.
- Observe areas that need attention.
- High School Diploma or General Education Degree (GED).
- Prior apartment maintenance experience preferred but not required. Willing to consider experience in other fields.
- Must be able to meet physical requirements and be able to take direction.
- Proficiency in the repair of appliances, heating, electrical, plumbing and other areas of carpentry.
