About Nicola Real Estate:
Nicola Real Estate, the real estate division of Nicola Wealth, manages over $10 billion (as of December 31, 2025) of commercial real estate in Canada and the United States, on behalf of both private and institutional investors. The continued growth of Nicola Real Estate has led to the need for an Accounting Manager, Real Estate Finance to join our dynamic and growing team.
Purpose of the Role:
This is an exciting opportunity to join our high performing Real Estate Finance Team. As Accounting Manager, you will be responsible for accounting functions and financial analyses of our limited partnerships with income-producing and development assets in the U.S. and Canadian markets. You will provide insightful support to the Real Estate Finance Management Team and will look for opportunities to improve systems and processes. The Real Estate team has seen tremendous growth over the last number of years, and a strategic focus on process improvements, scalability, and agility is essential to success in this dynamic role.
This role is a hybrid role whereby you are responsible for complex technical deliverables, driving change and improvements, while also fine-tuning your managerial responsibilities through detailed review/feedback and mentorship within the team.
This is an on-site role based in Vancouver at our downtown Real Estate office.
Core Responsibilities:
- Responsible for a combination of completing/reviewing the month-end close of property and fund level financials which roll up to our various Real Estate Limited Partnerships (“Funds”).
- Perform and review detailed monthly NAV calculations.
- Review NAV inputs from various teams including the development, acquisition and asset management teams.
- Prepare and/or review month-end close and financial reporting for various Real Estate corporate entities.
- Review monthly and quarterly tax reporting, including GST filings.
- Review property level financial statements to ensure accuracy and provide feedback to improve over time.
- Prepare and/or review analyses for short-term cash management and forecasting.
- Assist with drafting various monthly and quarterly reports to internal and external stakeholders.
- Review of capital reconciliations and distribution calculations.
- Involved and eventually driving various projects and initiatives, including but not limited to:
- Automating reports.
- Process improvement initiatives.
- Implementation of new accounting software modules.
- Assist with the audit process during interim and year-end audit season.
- Build strong relationships with partners and property managers, including onboarding and advising on complex transactions, as well as any questions that come up through monthly reviews.
- Provide support, guidance and mentorship to junior accounting staff.
Required Skills & Qualifications:
- Accounting designation - CPA or equivalent.
- A minimum of 5 years of professional experience in accounting, including audit experience.
- Familiarity with Yardi accounting software is preferred.
- Intermediate or advanced proficiency in Microsoft Excel.
- Excellent communication skills in English (both written and verbal)
Compensation & Benefits Package:
This position comes with a competitive base salary hiring range of $95,000 - $115,000, dependent on experience, skills, qualifications and internal equity.
