Associate Real Estate Asset Manager – Multifamily Real Estate
Help drive performance and long-term value across Thompson Thrift’s multifamily real estate portfolio.
As an Associate Real Estate Asset Manager, you’ll support the execution of asset-level business plans across both lease-up and stabilized multifamily communities. This role combines financial analysis, market insights, and cross-functional collaboration to improve property performance, protect cash flow, and maximize long-term asset value.
You’ll partner with Community Management, Development, Accounting, Marketing, Investment Strategy, and other teams to turn property and market data into practical recommendations that positively impact portfolio performance.

Your Role as an Associate Real Estate Asset Manager
As an Associate Real Estate Asset Manager, you’ll help oversee the financial and operational performance of assigned multifamily assets, evaluating results against budgets, forecasts, pro formas, business plans, and market benchmarks.
You’ll analyze key property performance indicators, identify trends and variances, and collaborate with internal and onsite teams to develop actionable strategies around leasing, rents, concessions, renewals, expenses, cash flow, and capital needs. You’ll also support forecasting, budgeting, asset strategy, market research, underwriting, and other investment-related initiatives.
This role is ideal for a multifamily real estate professional who combines strong financial and analytical skills with an understanding of property operations and wants to expand their expertise in real estate asset management.
Key Responsibilities
- Monitor multifamily assets against budgets, forecasts, pro formas, business plans, and relevant market benchmarks, identifying material variances, root causes, and recommended actions
- Track key operating metrics, including occupancy, leasing velocity, exposure, rent growth, net effective rent, concessions, renewals, bad debt, revenue, controllable expenses, NOI, cash flow, and capital needs
- Partner with Community Management, Regional Managers, and onsite teams to understand operating conditions, support execution, and maintain accountability for follow-up items
- Support rent, concession, renewal, marketing, and leasing recommendations using property performance data, competitive intelligence, market conditions, and inventory exposure
- Evaluate multifamily lease-up pacing and stabilization risk, including demand, conversion, pricing, concessions, staffing, operating readiness, and transition into stabilized operations
- Prepare and review monthly, quarterly, and annual forecasts, operating budgets, cash-flow projections, and asset-level performance reporting
- Develop variance analyses, financial models, sensitivity analyses, rent and concession scenarios, expense evaluations, capital plans, and value-impact analyses
- Validate data inputs and maintain strong controls across Excel-based models, Yardi or similar property-management systems, business-intelligence tools, and source reporting
- Support annual business plans, asset strategies, market research, competitive analysis, acquisition or development underwriting, due diligence, refinancing, dispositions, and other investment-related initiatives
- Prepare executive-ready materials and recommendations and participate in cross-functional meetings and onsite asset reviews
Our Ideal Candidate for this Role
Education
Bachelor’s degree in Real Estate, Finance, Accounting, Economics, Business, or a related field.
Experience
- 2+ years of professional experience in multifamily real estate asset management
- Demonstrated experience with both stabilized and lease-up multifamily properties, including property performance monitoring and operating-plan execution
- Experience in property management, leasing, operations, finance, accounting, or investment analysis preferred
Skills & Attributes
- Strong understanding of multifamily real estate, current industry trends, and the operational differences between lease-up and stabilized communities
- Highly proficient in Excel and financial analysis, including forecasting, budgeting, financial statement analysis, variance analysis, cash-flow modeling, and scenario analysis
- Ability to conduct ad hoc analysis, organize large volumes of information, and translate data into concise, practical recommendations
- Experience with Yardi or a comparable property-management, accounting, revenue-management, or business-intelligence platform
- Strong written, verbal, presentation, and interpersonal communication skills, including the ability to communicate effectively with senior leaders and onsite teams
- Ability to manage multiple assets, deadlines, and priorities with accuracy, ownership, and follow-through
- Ability and willingness to travel to Thompson Thrift communities, including periodic onsite visits, is required.
- Experience with revenue management, rent-setting, concessions, renewal strategy, lease-up planning, market data, competitive surveys, or executive-level materials preferred
