Maintenance Supervisor – Luxury High-Rise | Class A Multifamily
Location: Wilmington, DE
Lead a High-Profile Luxury Portfolio
Are you a hands-on Maintenance Supervisor who enjoys solving complex HVAC issues, developing maintenance teams, and taking pride in exceptional communities? We're seeking an experienced maintenance leader to oversee operations at two beautifully renovated historic Class A high-rise communities in downtown Wilmington, totaling approximately 550 luxury apartment homes.
One community is still in lease-up, making this an exciting opportunity to help shape the resident experience while leading a team that is ready for strong technical guidance and consistent leadership. This is a highly visible role with direct ownership exposure, where your expertise will have an immediate impact.

What You'll Do
Lead the Maintenance Team
- Supervise, mentor, and develop a team of three maintenance technicians, with plans to expand to four
- Create a culture of accountability, teamwork, and exceptional customer service
- Prioritize, assign, and monitor daily work orders and preventative maintenance
- Assist with recruiting, onboarding, and training new team members
- Coordinate contractors and vendors while maximizing in-house repair capabilities
- Partner closely with the Property Manager to support daily operations and capital projects
Maintain a Best-in-Class Community
- Oversee apartment turns, inspections, and move-in readiness
- Ensure the overall appearance, safety, and functionality of both communities
- Complete regular property inspections and identify preventative maintenance opportunities
- Maintain inventory, supplies, maintenance records, and work order documentation
Apply Your Technical Expertise
- Troubleshoot and repair HVAC systems with a strong emphasis on diagnosing issues before engaging outside vendors
- Perform appliance repairs and general maintenance troubleshooting
- Complete plumbing, electrical, carpentry, drywall, painting, and general building repairs
- Coordinate maintenance for boilers, fire alarm systems, generators, and other building systems
- Participate in emergency response and rotating on-call coverage
Promote Safety & Compliance
- Maintain OSHA and company safety standards
- Ensure maintenance operations comply with all applicable regulations
- Foster a safe working environment for both residents and team members
What We're Looking For
Required Qualifications
- 5+ years of multifamily maintenance experience
- Previous Maintenance Supervisor, Lead Maintenance Technician, or Maintenance Manager experience
- Strong hands-on HVAC troubleshooting and diagnostic skills
- Appliance repair and general building maintenance expertise
- Proven ability to lead, coach, and hold a maintenance team accountable
- Strong organizational, communication, and customer service skills
- Ability to prioritize multiple projects in a fast-paced environment
- High school diploma or equivalent
Preferred Qualifications
- Experience with luxury Class A multifamily communities or high-rise buildings
- Experience with historic building renovations
- Familiarity with MRI software (training provided)
- OSHA certification preferred
- EPA 608 certification is not required. Practical HVAC troubleshooting ability is far more important than certifications.
- HVAC Universal certification is a plus
