Celtic Property Management is seeking an experienced, hands-on Maintenance Supervisor to lead maintenance operations at Coral Gardens, a 118-unit apartment community.
This isn't a position where you'll spend your day behind a desk. We're looking for someone who knows maintenance, takes pride in their property, can lead a team, and isn't afraid to roll up their sleeves and get the job done.
As our Maintenance Supervisor, you'll oversee day-to-day maintenance operations, work orders, unit turns, preventative maintenance, emergency repairs, property appearance, and the onsite maintenance team. You'll work closely with the Community Manager to keep Coral Gardens running safely, efficiently, and at the high standard our residents deserve.
What You'll Do
- Lead, direct, and support the onsite maintenance team.
- Assign and oversee daily work orders, unit turns, preventative maintenance, and emergency repairs.
- Maintain and troubleshoot HVAC, plumbing, electrical, appliances, water heaters, and other property systems.
- Ensure vacant units are completed on schedule and ready for new residents.
- Maintain common areas, grounds, building exteriors, and mechanical equipment.
- Monitor inventory and coordinate the ordering of maintenance supplies and equipment.
- Work with vendors and assist with property projects and repairs.
- Identify and immediately report significant repair needs and safety concerns.
- Maintain accurate work-order, on-call, and maintenance records.
- Lead by example and provide ongoing training and direction to maintenance staff.
- Ensure compliance with company safety policies, OSHA requirements, Fair Housing, ADA, Tax Credit requirements, and applicable federal, state, and local regulations.
- Participate in the property's on-call emergency rotation and assist with weekend staffing needs when required.
Requirements
What We're Looking For
- High School Diploma or GED
- EPA Certification required.
- 1–3 years of relevant maintenance experience; multifamily property maintenance experience strongly preferred.
- Previous leadership or supervisory experience preferred.
- Strong working knowledge of HVAC, plumbing, electrical systems, appliance repair, pool maintenance, and general property maintenance.
- Strong troubleshooting and problem-solving skills.
- Ability to prioritize multiple work orders and property needs while meeting deadlines.
- Excellent communication and time-management skills.
- Ability to lead, train, and hold a maintenance team accountable.
- Must own standard hand tools; specialty tools will be provided by the company as needed.
- Valid driver's license and current auto insurance required.
- Must be available for on-call emergency response rotations and occasional weekend needs.
