Position Summary
National Horizon Real Estate Services is seeking an experienced and highly accountable Community Business Manager I to lead the day-to-day operations of a 200+ unit multifamily community in Las Vegas, Nevada.
The Community Business Manager I serves as the primary on-site business leader and is responsible for financial performance, resident relations, leasing and marketing execution, team leadership, maintenance coordination, regulatory compliance, and overall community operations.
This position is ideal for a multifamily professional who understands that successful property management requires both hospitality and financial discipline. The successful candidate will be comfortable managing people, solving problems, analyzing property performance, communicating with residents and vendors, and taking ownership of results.
Essential Responsibilities
Community Operations & Leadership
- Direct the daily operations of the apartment community in accordance with company policies, management agreements, established budgets, Fair Housing requirements, and applicable laws.
- Provide day-to-day leadership, coaching, accountability, and direction to leasing, administrative, and maintenance team members.
- Conduct regular team meetings and communicate operational priorities, leasing objectives, resident concerns, maintenance needs, and performance expectations.
- Maintain a professional, organized, service-oriented environment for residents, prospective residents, vendors, clients, and team members.
- Identify operational challenges early and implement practical solutions with appropriate communication and follow-through.
- Serve as the primary on-site escalation point for resident, employee, vendor, and operational matters.
Financial Management
- Support achievement of the property’s approved operating budget and financial objectives.
- Review property financial performance, including revenue, expenses, collections, delinquency, concessions, occupancy, leasing activity, and controllable costs.
- Manage rent collection and delinquency efforts in accordance with leases, company procedures, Fair Housing requirements, and applicable Nevada law.
- Review invoices, purchase orders, vendor charges, and property expenses for accuracy and proper authorization.
- Assist with annual budget preparation, forecasting, variance explanations, and financial reporting.
- Monitor opportunities to increase revenue, control expenses, improve collections, and strengthen Net Operating Income.
- Maintain accurate property records and documentation within company systems.
Leasing, Marketing & Revenue
- Monitor occupancy, leased percentage, traffic, applications, renewals, move-ins, move-outs, notices, and exposure.
- Lead the community’s leasing and renewal strategy in partnership with regional and corporate leadership.
- Review market conditions, competitor activity, pricing, concessions, online reputation, and lead sources.
- Ensure prospective residents receive timely, accurate, professional, and consistent follow-up.
- Support marketing initiatives designed to improve qualified traffic, leasing velocity, resident retention, and community visibility.
- Monitor leasing team performance and provide coaching to improve conversion and follow-up.
Resident Experience
- Establish and maintain professional relationships with residents while consistently applying lease terms and community policies.
- Respond to resident concerns promptly, professionally, and objectively.
- Partner with maintenance personnel to ensure service requests, unit turns, preventive maintenance, and property conditions receive appropriate attention.
- Manage lease violations, resident disputes, renewal discussions, move-out matters, and other resident-related situations consistently and in compliance with Fair Housing requirements.
- Support resident retention initiatives and promote a community environment centered on service, accountability, and respect.
Maintenance & Asset Preservation
- Partner with maintenance leadership to monitor work orders, unit readiness, preventive maintenance, capital projects, vendor performance, property appearance, and life-safety priorities.
- Conduct routine community and vacant-unit inspections.
- Monitor apartment turn timelines and communicate availability requirements between the leasing and maintenance teams.
- Assist with vendor bidding, scheduling, performance monitoring, and invoice review.
- Escalate significant property, safety, operational, or capital concerns promptly.
Compliance & Risk Management
- Maintain working knowledge of Fair Housing requirements, landlord-tenant regulations, company policies, lease documentation, and applicable property management practices.
- Ensure leasing and resident interactions are conducted consistently and without unlawful discrimination.
- Maintain complete and accurate resident files, operational records, compliance documentation, and required reports.
- Support implementation of company safety, emergency response, risk management, and incident reporting procedures.
- Protect confidential resident, employee, financial, and company information.
Qualifications
Required
- Minimum 3 years of multifamily property management experience, with progressively responsible operational duties.
- Prior experience supervising, directing, or providing day-to-day leadership to property management team members.
- Demonstrated experience with rent collection, delinquency management, resident relations, leasing, renewals, and property operations.
- Working knowledge of Fair Housing requirements and multifamily property management practices.
- Ability to interpret property operating reports and understand basic budgeting, revenue, expenses, collections, occupancy, and financial performance.
- Strong written and verbal communication skills.
- Strong organizational, prioritization, and problem-solving abilities.
- Ability to maintain professionalism and sound judgment during difficult resident, employee, or operational situations.
- Proficiency with standard business technology and ability to learn property management systems.
- High school diploma or equivalent.
Preferred
- Experience managing or assisting with management of a 200+ unit multifamily community.
- Previous Community Manager, Business Manager, Assistant Community Manager, or comparable multifamily leadership experience.
- Entrata experience.
- Experience with stabilized, value-add, renovation, or repositioning communities.
- Multifamily industry education, credentials, certifications, or college coursework related to business, real estate, finance, or management.
Work Environment & Essential Job Functions
This is an on-site position requiring regular presence throughout the apartment community.
The position routinely requires the employee to communicate with residents, employees, vendors, and prospective residents; operate computers and standard office equipment; review electronic and written records; move throughout community grounds and buildings; inspect apartment homes and common areas; and occasionally work outdoors in typical Las Vegas weather conditions.
The employee must be able to perform the essential functions of the position with or without reasonable accommodation.
Occasional schedule flexibility may be required to address property emergencies, community needs, staffing circumstances, resident events, or other business requirements.
