About Nicola Real Estate:
Nicola Real Estate, the real estate division of Nicola Wealth, manages over $10 billion (as of December 31, 2025) of commercial real estate in Canada and the United States, on behalf of both private and institutional investors. The team of experienced real estate professionals manage a diverse portfolio of industrial, office, retail, multifamily, seniors housing and self-storage properties, leveraging our institutional calibre investment platform, processes and operations.
The continued growth of Nicola Real Estate has led to the need for an Analyst, Real Estate Asset Management to join our dynamic and growing team.
Purpose of the Role:
Reporting to the Director, Asset Management, the Analyst, Real Estate Asset Management will be responsible for supporting the Asset Management Team. This is a full-time, in-office role which requires a high degree of collaboration and communication amongst team members both in Vancouver and in Toronto.
Core Responsibilities:
- Collaborate with the Valuations Manager and Finance team to oversee the full valuation cycle, including coordinating data delivery to third party appraisers, performing detailed reviews of appraisals, and ensuring internal valuation models are accurately updated.
- Identify opportunities to enhance asset management workflows through the use of technology, automation, and advanced analytical tools, improving efficiency, scalability, and data quality across the portfolio.
- Undertaking detailed financial analyses for existing property investments including net effective rent calculations, analysis supporting repositioning strategies and hold-sell analysis, to support Asset Managers.
- Undertake research for specific property types and markets as well as trends in commercial real estate.
- Administer leasing software supporting the leasing program for all assets (YARDI Deal Manager), including the introduction of the system to new brokers.
- Manage the timely delivery of insurance appraisals for the Canadian and US property portfolios and providing analytical and general support for the property insurance program.
- Manage IPD reporting including collection of property statistics and entry into Yardi.
Required Skills & Qualifications:
- 1-3 years of real estate experience in asset management, appraisal, brokerage or related sectors.
- Bachelor’s degree with an emphasis in finance, real estate or a related discipline.
- Experienced with financial modeling and discounted cash flow analysis, contributing to the preparation of major lease recommendation memos to support leasing strategy and asset management decisions.
- Comfortable working with large datasets and utilizing technology, analytical tools, and AI-assisted solutions to support research, reporting, and asset management activities.
- Strong computer skills with advanced knowledge of MS Excel and experience with Argus.
- Knowledge of Yardi suite of modules is an asset.
Compensation & Benefits Package:
This position comes with a competitive base salary hiring range of $70,000 - $78,000, dependent on experience, skills, qualifications and internal equity.
