Junior Reliability Engineer – JLL
What this job involves:
As a Reliability Engineer at JLL, you'll play a critical role in optimizing the performance and longevity of building systems, infrastructure, and equipment assets through data-driven analysis and strategic maintenance planning. This position supports JLL's enhanced Reliability & Asset Management program by extracting insights from connected systems to continually improve maintenance programs and achieve outcomes-based performance measures. You'll conduct root cause failure analysis of equipment failures, develop cost-effective corrective action plans, and work collaboratively with maintenance teams to maximize asset reliability and efficiency. This role combines technical engineering expertise with strategic planning to deliver measurable improvements in asset performance while supporting our clients' operational goals.
What your day-to-day will look like:
Manage work orders, assets, and documentation within the computerized maintenance management system (CMMS), including initial triage, scope identification, work prioritization, and assignment of proper codes throughout work identification, control, and planning phases
Prepare comprehensive work packages for planned maintenance activities that incorporate safety requirements, permits, labor estimates, cost projections, material needs, and proper sequencing of work activities; communicate these packages to Maintenance Supervisors through weekly work schedules
Develop and optimize equipment preventative maintenance tasks using Reliability Centered Maintenance approaches, rank asset criticality, create risk mitigation strategies for critical assets, and implement proactive maintenance approaches that are cost-beneficial to the business
Facilitate operational event and equipment failure investigations through root cause failure analysis (RCFA), identifying causal factors, prescribing corrective actions, and conducting follow-up monitoring to determine effectiveness and prevent future failures
Plan and implement condition-based maintenance programs utilizing predictive maintenance technologies including vibration analysis, oil analysis, infrared thermography, ultrasound, and motor current analysis to monitor moving and rotating equipment
Maintain complete and accurate equipment records including specifications, bill of materials (BOM), failure history, asset tags, and technical documentation library; develop and track Key Performance Indicators for equipment reliability such as MTBF, planned/unplanned work ratios, and replacement asset value
Coordinate complex equipment shutdowns, manage spare parts alignment between maintenance and stock room, support continuous improvement initiatives including Failure Mode and Effects Analysis (FMEA) and preventive maintenance optimization (PMO), and ensure all job plans include detailed instructions with pictures, parts, labor requirements, vendors, and safety considerations
Required Qualifications:
Bachelor's degree in Engineering discipline (mechanical or electrical preferred)
Three to five years of demonstrated experience implementing Reliability Centered Maintenance (RCM) and condition-based/predictive maintenance (CbM/PdM) methods in facility management environments
Extensive knowledge of mechanical, electrical, plumbing, and fire suppression systems within commercial, critical, manufacturing, laboratory, or distribution facility environments
Proficiency with computerized maintenance management system (CMMS) software and building automation/energy management systems, with proven ability to maintain asset records, analyze equipment history, and generate performance metrics
Strong analytical and communication skills with the ability to read technical manuals, prepare detailed written reports, distill complex challenges into clear recommendations, and effectively engage stakeholders at all organizational levels
Preferred Qualifications:
Formal maintenance planning and scheduling training or certification
Experience working in critical environments such as data centers, laboratories, or manufacturing facilities where uptime and reliability are paramount
Professional certifications including Certified Reliability Leader (CRL), Certified Maintenance Reliability Professional (CMRP), Level 1 Thermography, Level 1 Vibration Analysis, or Level 1 Ultrasound
Demonstrated experience with Root Cause Analysis methodologies, Equipment Criticality Ranking, PM/PdM optimization techniques, Defect Elimination programs, and Failure Modes and Effects Analysis (FMEA)
Knowledge of asset management principles, data analytics applications, and capital planning approaches with proven ability to identify process improvement opportunities and implement solutions in a self-directed manner

Work Shift: 08 Hour Day - 1st Shift/Morning Shift

Estimated compensation for this position:
80,000.00 – 90,000.00 USD per yearThis range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
