Description
The Director of Facilities will be responsible for supervision of repair and maintenance to the areas of the company’s buildings and grounds and some mechanical areas. Including but not limited to all owned company properties: Casino & Hotel, Seneca Office Building, and other properties to be determined through further purchases, and supervises Shift Management and administrative personnel. All functions will be performed within the guidelines of the Seneca Gaming Corporation’s policies and procedures, Internal Control Standards and objectives.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
1. Oversee the day-to-day scheduling and operation of the Facilities Department.
2. Upon approval of the Vice President of Facilities & Engineering, establish and implement a preventative maintenance program for the interior and exterior of all company owned/leased buildings and grounds.
3. Direct the repair and maintenance of physical structures of the casino, including cleaning of building grounds (snow removal and landscaping), plumbing, appliance repair, carpentry and locksmith work.
4. Solicit proposals for contractual services, i.e., garbage removal, snow removal, plumbing maintenance etc.
5. Develop, implement, and evaluate maintenance policies and procedures.
6. Participate in budget preparation and administration, coordinating purchasing and documentation, and monitoring departmental expenditures using metric driven financial/volume indicators.
7. Compute estimates and actual costs of factors such as materials, labor, and outside contractors.
8. Communicate regularly with employees and keep them informed on all casino activities, events, HR Policies and other company wide initiatives.
9. Assist the Director of Electro-Thermal Plant Operations with other facility repairs and maintenance as needed.
10. Review schedules to ensure that weekends and critical times have adequate staffing and overtime is at a minimum.
11. Maintain safe chemical storage as deemed.
12. Will be responsible for the safety and security of personnel within the facilities and ensure safety devices are in proper working order.
13. Ensure that all subordinate employees abide by all internal controls, policies, and procedures during all shifts and facilities are operated efficiently to ensure overall customer satisfaction for a steady and continuous relationship.
14. Oversee the plumbing and appliance trades, schedule, projects and work performed.
STANDARD REQUIREMENTS:
1. Develops, mentors and trains enrolled Seneca Nation members for future senior management positions within the company.
2. Oversees departmental administrative matters and ensures HR is consulted as appropriate. Meets with staff on a regular basis and with entire department no less than 3 times per year.
3. Ensures effective recruitment, hiring, training, recognition, evaluation, coaching and discipline, terminations and other personnel related issues.
4. Responsible for ensuring the department adheres to all company policies and internal controls, including but not limited to Compact, Human Resources, TERO compliance guidelines and Purchasing.
5. Prepares the annual budget and monitors to ensure attainment of goals. Manages labor and scheduling to ensure adequate coverage at all times while minimizing overtime.
6. Liaise with other department/company management to ensure consistency and smooth flow of information, policies and procedures.
7. Maintains a strong network of contacts throughout the industry to facilitate both formal and informal gathering of information.
8. Runs the department and design policies and training that result in exceptional customer service to all patrons. Maintains a professional work environment with supervisors, managers and staff.
9. Keeps abreast of industry trends, new technology and practices as they relate to his/her area(s) of responsibility.
10. Must complete all required SGC Training programs within nine (9) months from commencement of employment.
11. Attends all necessary meetings to stay informed; including company and community meetings.
12. Oversees an operation that is 24/7 and requires hours that can extend up to 60 hours per week or more, and be inclusive of work weeks that consist of 6 or 7 days. This individual is on-call and requires accessibility 24/7.
13. Performs any other duties as assigned.
QUALIFICATIONS/REQUIREMENTS:
Education/Experience:
1. Must be 18 years of age or older upon employment.
2. Bachelor’s degree in Facilities Management (or related field) or equivalent experience required.
3. Minimum of ten (10) years’ experience in all aspects of facilities maintenance and repairs.
4. Minimum five (5) years manager/director level experience in a large facility required (150,000 sq ft+ facility with 25,000+ weekly patron volume, multiple retail/food/bathroom/operational outlets, and 24 hour operations).
5. Qualified to make repairs in a building environment.
6. Comprehensive background and demonstrated knowledge of blueprint reading and structural design.
7. Knowledge of OSHA safety regulations and penalties, State safety regulations, environmental policies affecting facilities maintenance required.
8. Must have proficient computer skills.
9. Must be available on a 24-hour basis for assisting with maintenance problems.
10. Must possess and maintain a valid driver’s license and be able to substantiate a safe driving record within the parameters acceptable to our liability insurance carrier.

Salary Starting Rate:
$114,495.30Compensation is negotiable based on experience and education.
