Description
The Commercial Real Estate Intern position involves up close and personal exposure to various aspects of real estate development and investment, including financing, project management, business case development, financial analysis and review, and project marketing. You will interact with all levels of the organization, including top management, assist with day-to-day details regarding various existing and future projects, helping to progress each project to their next levels of development. Beyond development itself, the internship is designed to give you a well-rounded view of the real estate business. You'll have the opportunity to learn from and work alongside other departments, including FP&A, Treasury, Finance, Accounting, Hospitality, Asset Management, Capital Markets and Commercial and Residential Property Management, gaining insight into how each function supports a project from concept through operation. You will have the opportunity to schedule one-on-ones with employees across the company to build relationships and learn about their roles. The work will be interesting and challenging and will provide the individual solid exposure into the career of a real estate developer.
Position Responsibilities
The internship will include exposure to a variety of the following opportunities:
• Assist Development Managers in performing research and due diligence for potential new real estate development investments.
• Assist Development Managers with typical project management tasks for projects prior to and during construction.
• Perform financial analysis on specific real estate development opportunities as they arise.
• Work with Capital Markets to develop loan packages for new project financing and re-financing of existing projects.
• Work with the FP&A team to learn how project and portfolio performance is forecasted, managed, and reported.
• Gain exposure to Holladay's Hospitality operations, learning how hotel assets are managed alongside the broader real estate portfolio.
• Work with Asset Management to learn about managing properties after they are built/acquired and how to drive NOI growth
• Work with Commercial and Residential Property Management teams to understand day-to-day asset operations and how they inform development decisions.
• Perform other typical real estate investment and management tasks as deemed necessary by Executive Management.
What You'll Learn
Throughout the internship, you will gain hands-on exposure to the departments that make Holladay Properties run, including:
• Development — sourcing, underwriting, and progressing real estate projects from concept to completion.
• Finance/Accounting — financial forecasting, loan packaging, and portfolio-level reporting.
• Hospitality — how hotel operations are managed within a diversified real estate portfolio.
• Commercial and Residential Property Management — day-to-day operations, leasing, and asset performance.
• Construction — project management practices before and during the construction process.
• Mentorship & Relationships — guidance from an assigned mentor plus one-on-one meetings with employees across departments to build your network within the company.
By the end of the internship, you'll have a broad, practical understanding of how a full-service real estate company operates across disciplines, not just within development.

Position Reporting
The Commercial Real Estate Intern will report directly to a leader in one of our Holladay offices. The Development Intern will have the opportunity to take direction from and work with a variety of Holladay Properties' employees.
Skill Requirements
• Proficiency in Microsoft Office programs, including Outlook, Word, Excel, and PowerPoint. Skills in Microsoft Publisher are a positive but not a requirement.
• AI tools including Claude and ChatGPT
• Proficiency in basic real estate financial concepts.
Education
Finance, Real Estate and Economics majors preferred.
Special Notes
The Commercial Real Estate Intern may be required to make day or overnight trips to other Holladay Properties offices or projects.
