Description
Own the Site. Own the Schedule. Own the Outcome.
Some people manage construction projects. You run them.
You're the one who catches the variance before it becomes a change order, holds subs to the standard without making it a battle, and keeps four moving projects from turning into one expensive problem. You don't need someone to tell you the schedule is slipping — you wrote the schedule, and you already know.
At IPS Cash, we're a fast-moving real estate investment company buying and renovating properties across New England. We need a Project Manager/Superintendent who operates independently, enforces high standards, and drives every project from acquisition handoff to final walkthrough — on time, on budget, and built right.
If that sounds like a normal Tuesday, keep reading.
What's In It For You
- Own the Portfolio: Multiple active projects at different stages — never one long, monotonous job. The variety is the point.
- Direct Impact on the Bottom Line: Your decisions show up in our margins. That matters here.
- No Corporate Noise: We're small, flat, and fast. Your wins are visible and celebrated.
- Health Insurance: Medical, dental, and vision coverage
- 401(k): Eligible after one year; company contributes 3% with profit-sharing potential
- Growth Path: Responsibility expands through results, not seniority
- Team Culture: We celebrate wins together — axe throwing, bowling, indoor skydiving, and more
The Role
You'll manage IPS Cash's renovation projects across New England — coordinating subcontractors, owning schedules, controlling budgets, and ensuring every project meets our standard before it leaves your hands.
Day to day, you will:
- Carry an active pipeline of renovation projects at various stages simultaneously
- Build and own scopes, schedules, and budgets for each project
- Source, bid, and hold subcontractors accountable to timelines, quality, and cost
- Conduct regular site visits and inspections to enforce workmanship and safety standards
- Identify problems early and solve them before they become costs or delays
- Keep leadership informed with proactive, accurate updates — no surprises
- Maintain full project documentation from kickoff through completion
- Collaborate with acquisitions, finance, and sales on project timelines and delivery
Not the Right Fit If:
- You do your best work when the scope is locked and nothing changes
- Holding subs to the standard feels uncomfortable
- You're a reactive manager — you wait for problems rather than hunt for them
- Documentation and reporting feel like extras, not part of the job
- Blunt, direct feedback from leadership throws you off
- You need regular check-ins to stay on track
Core Values
Our core values guide everything we do:
Excellence: Be a person who inspires others to Think, Learn & Act. How we live it every day: Be a part of a team that goes above and beyond to inspire themselves and others, raising the collective bar across the board.
Authenticity: Tell me what I NEED to hear, not what I want to hear. Don't blow smoke. How we live it every day: Everyone on the team has a voice and feels comfortable openly communicating with each other. Join a team where everyone respects each other and can engage in healthy conflict when necessary.
Accountability: Be a person who takes extreme ownership. How we live it every day: Our environment encourages high performance, opportunities for learning, and opportunities for growth. Everyone on the team holds one another accountable, while each individual is responsible for their own actions.
