Description

The Associate Director of Residential Management provides strategic financial oversight, market intelligence, and performance accountability for an assigned portfolio of residential communities, working in close partnership with the Director of Residential Management. This role strengthens the connection between financial analysis, market intelligence, and operational execution through the review and approval of budgets and expenditures within designated authority, evaluation of portfolio performance, and assessment of vendor and capital opportunities that support long-term property value. The Associate Director partners closely with the Director of Residential Management, Regional Managers, Finance, and other cross-functional teams to translate financial and market data into actionable recommendations and support execution of Company priorities. For assigned communities, the role also leads property-level business planning and strategic evaluation, partnering with Finance and operations to identify opportunities that strengthen performance, competitive positioning, and long-term value.

Key Responsibilities

Regional Manager Accountability & Team Leadership 
  • Partner with the Director of Residential Management on succession planning, leadership development, and team performance matters. 
  • Reinforce a culture of accountability, professionalism, and continuous improvement across the Regional Manager team. 
  • Support onboarding, development, and performance management of Regional Managers as appropriate. 
Financial Analysis & Budget Oversight 
  • Review detailed financial variances, reclassifications, and accruals for accuracy and completeness prior to Director review. 
  • Approve budgets prepared by Regional Managers prior to Director review, ensuring alignment with Company financial expectations. 
  • Approve operational expenditures within designated authority limits, pending the Company's ability to adjust approval thresholds within Yardi. 
  • Analyze financial statements, budget performance, and key operational metrics to identify trends, risks, and opportunities across the portfolio. 
  • Support the development of financial models, reporting tools, and performance benchmarks that strengthen portfolio-level decision-making. 
  • Help ensure financial decisions support both current performance and long-term asset value. 
Portfolio Strategy & Business Planning 
  • Work in collaboration with multiple teams, including Regional Manager, to develop and maintain a written annual business plan for each assigned community in conjunction with the annual budget process, including measurable financial, operational, leasing, and capital objectives. 
  • Review community performance against approved business plans throughout the year and recommend adjustments when market conditions, operating results, or property needs change. 
  • Evaluate and recommend property-level strategies to improve performance and long-term value, including value-add opportunities, repositioning initiatives, capital prioritization, and other strategic interventions. 
  • Assess market fundamentals, competitive properties, new supply and development pipeline, rent positioning, and other external factors that may affect community strategy or future performance. 
Market Intelligence & Performance Measurement 
  • Participating in Revenue Management calls, making pricing recommendations based on current market conditions, and collaborating with the Revenue Manager to establish bi-weekly goals. 
  • Review revenue management performance and pricing recommendations for assigned communities; participate in recurring pricing calls and challenge or support strategy based on occupancy, leasing velocity, exposure, competitive positioning, and market conditions. 
  • Maintain current awareness of market comparables, concessions, occupancy trends, new deliveries, and development pipeline to support pricing and broader property strategy. 
  • Develop and maintain performance measurement tools that track portfolio results against Company goals and market benchmarks. 
  • Translate financial and market data into clear, actionable insight for Regional Managers and Company leadership. 
  • Identify performance gaps across the portfolio and partner with Regional Managers on targeted, well-supported improvement plans. 
  • Support the Director of Residential Management in preparing performance reporting for executive leadership and ownership. 
Capital, Vendor & Operational Oversight 
  • Support the residential renovation program in partnership with Regional Managers and the Capital/Project Management Team, including participation in recurring renovation meetings and follow up on scope, pace, budget, premium achievement, and execution. 
  • Monitor and maintain the renovation tracker ensuring unit status, scope, costs, completion dates, achieved premiums, and other key data are accurate, current. 
  • Resolve escalated resident issues that require additional authority, discretion, or cross-functional coordination. 
  • Support Regional Managers in resolving significant operational issues and escalated matters as needed. 
  • Monitor operational consistency across communities and help ensure Company standards, policies, and procedures are reinforced. 
Cross-Functional & Stakeholder Partnership 
  • Serve as a key connector between the Director of Residential Management and the Regional Manager team. 
  • Partner with corporate departments, including Accounting, Human Resources, and the Capital/Project Management Team, to support alignment and execution across the residential portfolio. 
  • Work closely with Portfolio Management to connect property-level operating strategy with financial analysis, forecasting, business plan assumptions, and performance reporting. 
  • Communicate performance expectations, financial priorities, and accountability standards clearly to Regional Managers. 
  • Support productive relationships with ownership groups, vendors, and other internal or external stakeholders as needed. 
Reporting & Administrative Leadership 
  • Prepare and review reports, audits, and financial summaries to support informed decision-making by the Director of Residential Management and executive leadership. 
  • Maintain organized, accurate documentation of budget approvals, expenditure decisions, and performance reviews. 
  • Participate in leadership meetings, planning discussions, training, and professional development opportunities. 
  • Help ensure follow-through on major financial and operational priorities across the residential portfolio. 
  • Provide the Director of Residential Management with clear recommendations on community strategy, performance risks, value-creation opportunities, repositioning considerations, and potential disposition timing for assigned communities.

  • Knowledge of accounting principles, capital budgeting, and financial reporting practices

Education (level and type) 
  • Bachelor's degree in Real Estate, Business, Finance, Accounting, or a related field preferred; an equivalent combination of education and experience will be considered 
Required Work Experience 
  • Minimum of 7 years of experience in multifamily property management 
  • At least 2–3 years in a senior leadership, regional oversight, or asset management portfolio strategy or investment performance capacity 
Certifications and/or Licenses 
  • CPM preferred 
  • Valid driver license legally allowing driving for work purposes during working hours 
  • Valid automobile insurance when operating a vehicle for business purposes 
  • Any other licenses/certifications required by governing agencies - otherwise, none 
Continuing Education Courses 
  • Only those required to maintain government agency certification or licensing 
  • Completion of applicable Company training programs throughout employment 
Working Conditions 
  • Frequent travel required to properties within the metro area 
  • Occasional travel to properties in other markets as needed 
  • Occasional out-of-town travel for industry conferences, training, and professional development opportunities 
  • Majority of time spent in an office environment, with regular onsite visits to residential communities 
  • Optional remote work on Fridays, subject to business needs and performance 
  • In-person, regular, and predictable attendance is essential to the role 
  • Occasional evening or weekend work may be required for emergencies or special events 
Physical Requirements 
  • Ability to frequently walk and move independently around residential properties and office environments 
  • Occasional kneeling, crouching, bending, or stooping during property inspections or site visits 
  • Normal visual acuity, hearing, and speaking required for communication and inspections 
  • Ability to lift up to 30 lbs. occasionally (e.g., moving files, small equipment, or supplies) 
  • Occasional climbing of stairs and curbs during property visits 
  • Frequent use of hands and fingers for computer work, including repetitive keystroke activity for extended periods 
  • Frequent neck flexion and occasional neck rotation during desk and field work 
  • Ability to push/pull up to 15 lbs. occasionally 
  • Ability to sit or stand for extended periods, depending on task
