Job Description:
As a Leasing Consultant you will be a part of the Leasing Team whose focus will be presenting our properties to potential residents. Together with the Property Manager, Assistant Property Manager, Resident Services, and other Leasing Consultants, you will be expected to drive and retain revenue for the properties and motivate those around you to do so as well. Our Leasing Teams are experienced, committed sales leaders.

Essential Duties and Responsibilities
- Perform daily tours for prospective residents with the goal of converting prospects to applicants.
- Take ownership of the entire lifecycle for prospective residents, starting with initial phone call, progressing to scheduling appointments, conducting onsite tours, and concluding with lease application processing.
- Develop full knowledge of application information and process all required documents to screen a prospective resident.
- Maintain exceptional standards of the leasing office, tour path, amenity set and reset, and model apartments.
- Generate leads through outreach marketing efforts, active and consistent follow-up, and daily commitment to hustle for overall leasing absorption.
- Complete final inspection of apartments before new move-ins and complete move-in paperwork with new residents.
- Collaborate with the leasing team to assess the list of vacant units, ensuring they are up to the Onni standard and ready for viewing.
- Create and post monthly social media content on TikTok (minimum 20 videos/month across property tours, amenities, resident experience, and neighborhood highlights) to drive engagement and capture qualified leasing leads via platforms such as TikTok. It is required to use your TikTok account or create one for yourself to build on this platform.
- Post and maintain active rental listings on Facebook Marketplace, ensuring content is refreshed regularly and prospect inquiries are engaged promptly to convert leads into tours and leases. It is required to use your Facebook account or create one for yourself to build and post on this platform.
- Ensure that the property’s lead management software processes and procedures are being met daily for prospect follow-up, new resident workflow, and resident lease execution.
- Ensure that all of property’s lease apartment negotiations are from approved pricing and specials as directed by management.
- Work with confidence and set an example to others on the team.
- Provide exceptional service to customers, vendors, and colleagues.
- Answer and log all daily leasing traffic, phone calls, e-mails, and follow-ups.
- Assist the Leadership Team with providing thoughtful marketing and pricing recommendations on a recurring basis to promote leasing absorption and rent growth.
- Manage lead base via CRM software and complete guest cards.
- Generate daily and weekly reports.

- Prepare, maintain, and manage new and existing lease files by adhering to leasing workflow.
- Become a subject matter expert regarding the verification of income requirements for applicant workflow.
- Meet or exceed leasing goals.
- Shop competitive properties on a quarterly basis to confidently understand the local market.
- Assist and attend resident events hosted by the property team.
- Optimize and maintain occupancy by ensuring that you are participating in the retention of residents by adhering to the lease renewal management program.
- Promote and participate in Company-sponsored training programs.
- Comply with all company's guides, policies, and procedures, including safety rules and regulations, and all applicable local, state, and federal laws.
- Demonstrate willingness and ability to perform all duties of a leasing consultant to the benefit of the property.
- Complete all training provided by the company with regards to accounting, fair housing, marketing, leasing, customer service, etc.
- Ensures all open and close procedures are completed daily.
- Perform other duties are required.
Minimum Qualifications (Knowledge, Skills, and Abilities) Language Skills
- High school diploma is required.
- Minimum of one year of residential leasing and/or management experience is required.
- Prior experience with a revenue management system is strongly preferred.
- Prior experience with Yardi or another equivalent property management system is strongly preferred.
- Prior experience with customer reputation management tools is strongly preferred.
- Excellent customer service and interpersonal skills with the ability to relate to others.
- Basic level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel.
- Excellent interpersonal skills to communicate with all levels of management effectively and sensitively.
- Sensitivity to confidential matters.
- Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
- Ability to relay technical concerns with adequate detail, speed, and accuracy.
- Capability to read, write, comprehend, and converse in English.
- Ability to use general office equipment, such as telephone, printer, copier, and key track system.
- Strong organizational and time-management skills.
- Ability to cope with and defuse situations involving angry or difficult people.
- Must comply with all safety requirements.
Scheduling
- Required to maintain a regular schedule which may require working overtime, weekends, and holidays.
