JPI has an exciting opportunity for a Planning and Production Readiness Lead to join our Central Region DfX team located in Dallas, Texas.
The Planning and Production Readiness Lead is responsible for executing pre-construction planning activities under the guidance of the Planning and Production Readiness Manager. This planner anticipates issues prior to construction and works with the design team to develop and refine planning strategies. The role assists in developing turnover phasing plans and works closely with design consultants, AHJ, and subcontractors to ensure all planning elements are captured and coordinated before construction begins. The Planning and Production Readiness Lead develops and maintains supporting construction phasing plans to ensure all project elements are de-risked and ready for execution.
ESSENTIAL FUNCTIONS & RESPONSIBILITIES
Turnover Phasing Plan, Schedule & Design Coordination
Develop components of the project turnover phasing plan and support the design team in capturing the phasing strategy during the design phase.
Identify and document constructability issues during the design phase and coordinate design solutions with the design team and Planning and Production Readiness Manager to eliminate risk.
Coordinate with subcontractors during pre-construction to gather input on design decisions and phasing plans, ensuring trade concerns are addressed early.
Support development of the phasing plans for civil zones, exterior zones, and site improvement zones in alignment with the building turnover sequence.
Assist in reviewing phasing and schedule alignment prior to operations commitment, supporting the Planning and Production Readiness Manager in ensuring all elements are complete before closing documents and Notice to Proceed (NTP).
Assist in reviewing concept and construction schedules during the design phase, supporting the Taktical Team process.
AHJ pre-construction
Support engagement with the Authority Having Jurisdiction (AHJ) to understand jurisdiction-specific requirements for turning over each building.
Prepare and organize project turnover phasing documentation for AHJ review, under the direction of the Planning and Production Readiness Manager.
Document Fire Inspector startup requirements and confirm alignment with the phasing plan and Overall Project Construction plan.
Support city pre-construction meetings to ensure turnover requirements are incorporated into the planning process.
Risk Identification & Mitigation
Identify and document potential chokepoints, schedule risks, and constructability conflicts during the planning phase.
Support the de-risking process by coordinating with trades and design to address Coordination issues before construction begins.
Document and categorize project-specific risks including Jobsite Conditions, Logistical issues, and Jurisdictional items for management review.
Prepare risk mitigation strategies under supervision of the Planning and Production Readiness Manager.
Subcontractor & Trade Coordination
Support pre-construction meetings with key trades to gather input on labor, sequencing, and constructability for each phase of work.
Work with subcontractors to ensure design and trade scopes are understood and coordinated with the phasing plan.
Assist in reviewing submittals for installation compliance with the phasing plan, escalating approval issues to the Planning and Production Readiness Manager.
Communicate phasing plan and sequencing requirements to the Site Construction Manager and support field team handoff documentation.
Design Team Collaboration
Partner with the design team and Planning and Production Readiness Manager during design phases to identify constructability and phasing requirements.
Document design conflicts and coordinate with the design team and Planning and Production Readiness Manager on resolution strategies during the design phase.
Support value engineering opportunities that may improve constructability, schedule, or cost without compromising design intent.
Coordinate with the VDC Lead on digital workflow efforts (BIM, clash detection, model coordination) and communicate findings to the planning team.
AI and Automation
Uses approved enterprise AI tools (e.g., Claude Cowork, Microsoft Copilot) to draft, summarize, analyze, and accelerate everyday work.
Applies sound judgment to review AI-generated outputs for accuracy, tone, and appropriateness before using or sharing them.
Follows company data handling, confidentiality, and acceptable-use policies when working with AI tools and sensitive information.
Demonstrates curiosity and willingness to adopt new tools; actively participates in AI training, office hours, and adoption campaigns.
Uses AI assistants to reduce manual effort on routine tasks (email drafting, meeting notes, document summarization, basic research).
Non-Essential Duties and Responsibilities
Build effective relationships with Pre-Construction, Asset Management, Development Managers, DfX Technical Managers, Subcontractors, Suppliers, 3rd Party Consultants, and user groups that reflect and support company core values and meets, or exceeds, the customer’s expectations.
Support the training and development of junior Planning and Production Readiness planning staff as directed.

EDUCATION, WORK EXPERIENCE, & PHYSICAL REQUIREMENTS
High school diploma or equivalent. Bachelor’s degree in Construction Management, Engineering, Business, or a related field preferred.
Minimum of 4 years of multifamily construction experience, with at least 1 years in a pre-construction planning, engineering, or coordination role required.
OSHA 30 HR.
Must have good knowledge of construction building codes.
Demonstrates solid presentation skills and verbal/written communications skills.
Good working knowledge of managing project schedules and supporting the maintenance of schedules and milestones.
Good working knowledge of working with subcontractors to support quality and compliance with JPI standards.
Good working knowledge of the turnover process, including QC inspections, 3rd party inspection coordination, and AHJ requirements.
Good working knowledge of city pre-construction meetings and inspector coordination.
Proficiency with Procore, Bluebeam, and project reporting systems.
Working knowledge of multifamily construction phasing, AHJ turnover requirements, and fire inspection startup processes.
Ability to read and interpret civil, architectural, structural, and MEP drawings.
