Job Description:

Johnson & Johnson is hiring for a Facilities Manager to join our team located in Coyol, Alajuela, Costa Rica.

Position Overview

 

The Facilities Manager is responsible for managing site-level facilities operations, services, and planning across one or more locations to ensure a safe, clean, compliant, and well-maintained workplace for employees, visitors, and business operations. This role leads facilities staff, contractors, janitorial services, security personnel, and other service providers; oversees building systems and site services; manages preventive maintenance, inspections, budgets, and vendor performance, and executes approved operational and capital projects, including renovations, expansions, space planning, and facility upgrades.

 

Essential Job Functions

 

• Manage day-to-day facilities operations and site services, including maintenance, work orders, security, janitorial services, landscaping, parking, waste management, and general workplace support.
• Lead, supervise, coach, and develop facilities staff and service teams, including maintenance staff, contractors, janitorial services, security personnel, and other related providers.
• Oversee facility operations, infrastructure, and systems, including buildings, HVAC, electrical, plumbing, alarms, laboratory and clean room infrastructure, and related maintenance programs.
• Conduct routine inspections, audits, and preventive maintenance activities to identify maintenance issues, safety hazards, service gaps, and continuous improvement opportunities.
• Establish, manage, and monitor vendor relationships, service agreements, scopes of work, service levels, customer satisfaction, and performance metrics, including work order completion and KPI performance.
• Plan and execute site-related facilities projects in partnership with project managers, contractors, and business stakeholders, including renovations, expansions, repairs, upgrades, and enhancements to quality, safety, and operational performance.
• Ensure compliance with applicable building codes, fire codes, safety regulations, environmental requirements, health and safety standards, and emergency preparedness and response protocols.
• Support planning and management of site facilities budgets, including OPEX and CAPEX, to ensure cost-effective operations and adherence to financial targets.
• Execute site-level space planning activities, including moves, adds, and changes, in alignment with approved capacity plans, capital projects, and business needs.
• Develop, implement, and maintain site facilities policies, procedures, and standards to support efficient, effective, safe, and compliant operations.
• Perform other facilities-related duties and special projects as assigned.

 

Requirements

 

• Associate’s or Bachelor’s degree, or equivalent experience in facilities management, engineering, business, or a related field.
• 6 - 8 years of related facilities management experience, including experience in facility, laboratory, and/or clean room operations; people management experience preferred.
• Experience supporting multiple facilities or mixed-use environments, including office, laboratory, and clean room settings.
• Strong vendor management, service contract negotiation, project execution, and stakeholder coordination experience.
• Comprehensive knowledge of building systems, maintenance programs, building codes, fire codes, safety regulations, environmental requirements, compliance standards, and health and safety practices.
• Knowledge of or experience with ISO 14001 Environmental Management Systems and ISO 50001 Energy Management Systems is preferred.
• Excellent leadership, coaching, communication, interpersonal, organizational, and multitasking skills, with the ability to prioritize competing demands and collaborate across all levels of the organization.
• Ability to work independently, make timely operational decisions, coordinate teams, and respond quickly to facility-related situations.
• Sound financial acumen and budget management skills, with proficiency in Microsoft Office Suite.
• Professional certifications in facilities management or related fields, such as CFM or FMP, are desirable.
