As cross-border and domestic capital flows evolve amid shifting macroeconomic conditions, JLL is expanding its leadership team to drive growth, excellence, and client impact in one of the world’s most dynamic real estate markets. We are seeking an experienced and highly motivated professional to serve as Senior/ Executive Director, Data Centre Capital Markets, Japan—a strategic role focused exclusively on the data centre sector. In this capacity, you will lead the origination, execution, and growth of capital markets transactions across Japan, advising institutional investors, developers, private equity firms, family offices, and corporate clients. You will shape JLL’s data centre capital markets strategy in alignment with APAC and global priorities, and position the firm as the advisor of choice in this critical and fast-growing asset class. The role requires deep commercial real estate expertise, strong financial acumen, a proven track record of closing complex transactions, and the ability to cultivate C-suite relationships and deliver integrated solutions.

Key Responsibilities:

Originate and Execute Transactions: Proactively identify, structure, and close a full range of capital markets transactions for data centres. Lead end-to-end deal processes from initial client engagement through due diligence, pricing, marketing, negotiation, and closing.

Client Coverage: Serve as the primary relationship manager for key Japanese institutional investors, REITs, private equity firms, sovereign wealth funds, developers, and operators active in the data centre sector. Understand their strategic objectives, risk appetite, and return requirements to deliver tailored transaction solutions.

Market Strategy & Thought Leadership: Monitor macroeconomic trends, regulatory developments, and supply-demand dynamics specific to Japan’s data centre market. Produce actionable insights and market commentary to inform internal strategy and client advisory services. Represent JLL as a subject-matter expert at industry forums and media engagements.

Marketing & Deal Structuring: Design and implement comprehensive, asset-specific marketing strategies that align with seller objectives and buyer expectations. Oversee the creation of high-quality offering memoranda, financial models, and pitch materials that clearly articulate investment theses and value drivers.

Cross-Functional Collaboration: Work closely with JLL’s global Data Centre Group, Capital Markets, Valuation & Advisory, Project & Development Services, and Sustainability teams to deliver integrated solutions and leverage firm-wide capabilities. Facilitate seamless coordination between Tokyo and other APAC/global offices.

Data Integrity & Compliance: Ensure all transaction data, client meeting notes, and market intelligence are accurately and promptly entered into JLL’s internal CRM and deal databases. Maintain strict compliance with local regulations, including the legal authority to prepare and sign Jusetsu (property statements) for marketing materials.

Business Development: Identify and pursue new business opportunities through proactive outreach, RFP responses, and strategic networking. Build JLL’s brand as the preferred advisor for data centre capital markets in Japan.

Risk Management & Due Diligence Oversight: Lead or coordinate technical, legal, environmental, and financial due diligence efforts to mitigate transaction risks and support informed decision-making by clients and internal stakeholders.

Qualifications and Experience:

•Minimum 15 years of experience in commercial real estate in Japan, with a focus on capital markets or investment sales.

•Background in corporate finance, investment banking, or investment brokerage preferred.

•Demonstrated track record of originating and closing data centre or mission-critical real estate transactions.

•Strong financial understanding of real estate transactions, investment structures, and development products.

•Established network of relationships with Japanese institutional investors, developers, operators, and lenders.

•Proven ability to win new transactional business and grow market presence.

•Bilingual proficiency in Japanese and English (written and spoken).

•Qualified to undertake and sign Jusetsu (property statements) under Japanese law.

•Bachelor’s degree required in Real Estate, Finance, Economics, Business, or related field; MBA or advanced degree a plus.
