Post-Contract Manager
The Headhunter LTD Albania, daughter company of The Headhunter Group, for its prestigious client operating in the field of Construction, is looking for a Post-Contract Manager.
About the role
We are looking for an experienced Post-Contract Manager to take full ownership of all commercial and contractual matters following contract award. In this role, you will ensure effective cost control, contract compliance, value optimization, and strong financial performance across residential construction projects and their associated trade packages.
Key Responsibilities
Contract & Commercial Management
- Administer main contracts and all subcontract packages in accordance with contract terms and conditions
- Manage post-award contract obligations, ensuring compliance with contractual, legal, and commercial requirements
- Interpret contract provisions and advise project teams on contractual rights and responsibilities
Cost Control & Financial Management
- Prepare and manage project budgets, cash flow forecasts, and cost-to-complete reports
- Monitor variations, claims, and change orders, ensuring timely evaluation, negotiation, and agreement
- Control project expenditure against approved budgets and report variances to senior management
- Manage interim valuations, payment certifications, and final accounts
Package Management
- Oversee procurement close-out and financial administration of all trade packages (e.g., structure, MEP, finishing, façade, fit-out)
- Ensure subcontractor compliance with scope, rates, and contractual obligations
- Evaluate and negotiate subcontract variations and claims
- Monitor package performance and mitigate commercial risks
Claims & Risk Management
- Identify, assess, and manage contractual risks and opportunities
- Prepare and respond to contractual claims, extensions of time (EOT), and loss & expense submissions
- Maintain accurate records to support claims and dispute resolution processes
- Support negotiations and, where required, adjudication, arbitration, or settlement discussions
Reporting & Stakeholder Management
- Produce monthly commercial reports, cost/value reconciliations, and forecasts
- Liaise with clients, consultants, and internal stakeholders on all commercial matters
- Support audits and ensure financial governance and compliance with company procedures
Close-Out & Handover
- Lead the commercial close-out of projects and packages, including agreement of final accounts
- Ensure timely release of retentions and completion of all contractual obligations
- Contribute to lessons-learned reviews and continuous improvement initiatives
Key Skills & Competencies
- Strong knowledge of building and residential construction contracts (e.g., FIDIC, JCT, NEC, or similar)
- Proven ability in post-contract cost management and trade package control
- Excellent negotiation, commercial awareness, and financial acumen
- Strong analytical and reporting skills
- Effective communication and stakeholder management abilities
- High attention to detail and risk management capability
Qualifications & Experience
- Degree in Quantity Surveying, Construction Management, Engineering, or a related field
- Minimum 7 years of experience in post-contract or commercial management within residential or building construction
