Job Summary:

The Property Controller is responsible for the local accounting and audit function in accordance with company and State procedures and principles of internal control.

Job Description:

ESSENTIAL FUNCTIONS

  • Recruit, supervise, train, schedule, discipline, review, and direct local accounting personnel in prescribed record keeping activities.
  • Direct the preparation and timely submission of accounting data to the Corporate Office and State following prescribed procedures and formats.
  • Ensure proper recording, allocation and accounting of all inventories amongst operating units.
  • Assist operating personnel in following approved accounting procedures and monitors and reports on compliance. Attend management meetings and provides a summary report to management on area operations from an audit and accounting prospective.
  • Monitor the collection and timely bank deposit of all cash receipts and charge vouchers.  Audits financial transactions for accuracy. 
  • Ensure adequate unit operating funds are maintained and properly secured at all locations.
  • Supervise preparation of checks to pay invoices approved by Management and authorized for local payment. Limit disbursements from this account to those items which cannot be paid through the Corporate Accounts Payable system.
  • Direct the installation, upgrades, troubleshooting and maintenance of accounting, timekeeping, payroll, inventory, property, and other related procedures and controls including hardware, software and integrations; collaborates with vendors and third-party service providers to resolve issues.
  • Coordinate and collaborate with various departments to execute POS system integrations, infrastructure and network; assists in implementation details including training and support.
  • Enforce accounting controls established to safeguard state assets.
  • Conduct periodic, unannounced audits of all local operating units. Assist company and state internal auditors in the review of procedures and internal controls and implements audit recommendations. 
  • Observe procedures and perform test counts on physical inventories
  • Assist Unit Manager in preparations of annual budgets, and monthly analysis of actual results compared to budget.
  • Maintain awareness of safety issues and report them immediately to your manager. 

SKILL AND KNOWLEDGE REQUIREMENTS

  • Bachelor’s degree in accounting or related degree. 
  • Computer proficiency with the ability to utilize MS Word, Excel, and Outlook required.
  • Ability to learn and become proficient with various accounting software; Sage Intacct experience a plus. 
  • Demonstrated talent for interacting with a wide variety of people; detail oriented with ability to effectively organize and coordinate multiple priorities; ability to learn and develop new skills; ability to problem solve.
  • Excellent interpersonal, administrative, telephone and other communications skills.
  • Prior experience as a controller preferred.

PHYSICAL AND MENTAL REQUIREMENTS

  • Ability to sit at a desk in front of a computer for long periods of time.
  • Ability to travel to remote worksites. 
  • Reading and writing work-related documents in English.
  • Speech recognition and clarity, including the ability to understand the speech of customers and co-workers and the ability to speak clearly so that you can be understood by customers and co-workers in English.
  • Constantly communicates and receives verbal communication with other employees.
  • Lifting, carrying, and pushing up to 15 lbs. occasionally, up to 30 lbs. infrequently.
  • Ability to work occasional weekends and holidays.
  • Occasionally stoop, kneel, or crouch. 
  • Use hands and arms to reach for, grasp, and manipulate objects. 
  • Physical presence at the job site is essential to perform job duties.

EQUIPMENT USED

  • Typical office equipment (computers, phone system, fax, copiers, scanners, among others).
  • Point-of-Sale (POS) System and related technology.

Giants Ridge, managed by Guest Services Inc., is seeking an experienced and collaborative Property Controller to join our leadership team.  This position plays a key role in managing the accounting department while partnering closely with department leaders, the management company, and state agencies to ensure financial accuracy, compliance, and operational success. 

As Property Controller, you will oversee all local accounting functions, financial reporting, audits, budgeting support, internal controls, inventory accountability, and cash management activities.  You will serve as a trusted business partner to leadership, providing financial insight and helping drive sound decision-making across the organization.

This position offers a hybrid work arrangement, balancing remote flexibility with regular on-site presence to support accounting operations. 

This is an $85,000 - $95,000 salaried position commensurate with experience.

What You’ll Do:

  • Lead and develop the accounting team, providing guidance, training, and support.
  • Prepare and submit financial reports in accordance with company and state requirements. 
  • Monitor financial transactions, cash handling, and internal controls to ensure compliance and accuracy. 
  • Partner with department managers on annual budgets and monthly financial analysis. 
  • Collaborate with state agencies, auditors, and management company representatives on audits, reporting, and compliance initiatives.
  • Conduct periodic audits and inventory reviews to safeguard company and state assets.
  • Oversee accounting-related systems, software, point of sale integrations, and related technology projects.
  • Support operational leaders by providing accounting expertise and recommendations for process improvements.

  • Bachelor’s degree in Accounting, Finance or related field.
  • Previous accounting leadership experience; Controller experience preferred.
  • Strong knowledge of financial reporting, audits, budgeting, and internal controls. 
  • Proficiency with Microsoft Excel and other Microsoft applications. 
  • Experience with accounting software; Sage Intacct experience is a plus.
  • Strong analytical, organizational, and problem-solving skills.
  • Excellent communication skills with the ability to build strong relationships across departments and with external partners.
