Position Summary


The Maintenance Supervisor is responsible for overseeing the overall physical condition, maintenance, and appearance of the apartment community. This position provides leadership and direction to the maintenance team while ensuring service requests, preventive maintenance, apartment turns, inspections, and property repairs are completed safely, efficiently, and in accordance with company standards.


The Maintenance Supervisor works closely with the Community Manager to maintain a well-operated community, provide excellent service to residents, manage maintenance expenses and inventory, and ensure compliance with applicable safety requirements, company policies, and Fair Housing laws.


  

Essential Duties and Responsibilities

  • Lead, train, supervise, and support maintenance team members.
  • Maintain the community, buildings, grounds, amenities, equipment, and apartment homes in accordance with company standards. 
  • Schedule, prioritize, assign, and monitor service requests, preventive maintenance, apartment turns, inspections, and other maintenance activities.
  • Respond to maintenance emergencies and coordinate appropriate corrective action.
  • Participate in the community's rotating on-call schedule as required.
  • Communicate regularly with the Community Manager regarding maintenance priorities, apartment readiness, service requests, property conditions, staffing, and other operational matters.
  • Conduct routine inspections of buildings, grounds, common areas, plumbing, electrical fixtures, appliances, mechanical equipment, and other property components.
  • Inspect common areas daily and address maintenance, cleanliness, safety, or appearance concerns promptly. 
  • Monitor make-ready apartments to ensure work is completed accurately, timely, and according to company standards.
  • Follow up on completed resident service requests as appropriate to ensure satisfactory resolution.
  • Maintain accurate inventory and accountability for maintenance tools, equipment, parts, materials, and supplies.
  •  Safeguard company-owned tools and equipment and maintain applicable equipment, parts, materials, and supplies.
  • Follow company purchasing and Purchase Order procedures and maintain applicable equipment and serial-number records.
  • Monitor vendor work performed at the community and ensure vendors comply with applicable company procedures and community requirements.
  • Maintain trash and waste areas in accordance with community standards.
  • Conduct regular safety meetings and reinforce established workplace safety procedures with maintenance personnel.
  • Follow applicable OSHA requirements, safety procedures, company policies, and manufacturer instructions when performing or supervising maintenance activities. 
  • Maintain appropriate maintenance records, inspection documentation, inventory records, and other required community documentation.
  • Perform other job-related duties as assigned.


Requirements

Required Qualifications 


  • Universal EPA Section608 Certification for HVAC refrigerant handling.
  • Minimum of three years of apartment, multifamily, property management maintenance, or comparable facilities maintenance experience.
  • Previous experience performing HVAC, plumbing, electrical, appliance, and general building maintenance.
  • Demonstrated ability to troubleshoot maintenance issues and determine appropriate corrective action.
  • Strong organizational and time-management skills with the ability to prioritize multiple responsibilities.
  • Effective verbal and written communication skills.
  • Strong customer service skills and the ability to interact professionally with residents, team members, vendors, and management. 
  • Ability to effectively lead, train, and work collaboratively with a maintenance team. 
  • Ability to use basic computer systems and property management or work-order software as required by the position. 
  • Ability to participate in an on-call rotation and respond to community emergencies as required. 
  • Ability to meet the transportation requirements necessary to perform the essential duties of the position.


Preferred Qualifications


  • Previous supervisory or maintenance leadership experience in a multifamily residential community.
  • Technical, vocational, trade school, or college training related to HVAC, electrical, plumbing, construction, or facilities maintenance.
  • Additional relevant trade certifications or licenses. 


Physical Requirements


This position requires regular physical activity associated with apartment and community maintenance. With or without accommodation, the employee must to able to preform the essential functions or the position, which may include:


  • Frequently standing, walking, bending, stooping, kneeling, crouching, reaching, and climbing stairs.
  • Using ladders and working in various areas of the community as required.
  • Using hand tools, power tools, and maintenance equipment
  • Working indoors and outdoors in varying weather conditions. 
  • Lifting, carrying, pushing, and pulling materials, tools, equipment, and other items consistent with the essential duties of the position. 
  • Performing maintenance activities in apartments, mechanical areas, utility spaces, and other areas of the community.


Schedule


This is a full-time, on-site position. The Maintenance Supervisor must have schedule flexibility based on community needs. Some weekend, early evenings, emergency response, and rotating on-call shifts may be required.
