Position Summary & Primary Responsibilities
The Maintenance Technician is responsible for maintaining the physical condition, appearance, and functionality of the apartment community through timely repairs, preventive maintenance, and exceptional customer service. This role ensures that maintenance requests, unit turns, and property upkeep activities are completed safely, efficiently, and to company standards.
The Maintenance Technician works closely with the Real Estate Manager and Maintenance Supervisor to support daily operations, maintain resident satisfaction, and preserve the value of the property. This position also participates in the on-call rotation and assists with emergency maintenance needs as required.
Primary Responsibilities
- Complete maintenance requests in a timely manner, including hands-on building repairs, preventive maintenance, and general property upkeep.
- Maintain exterior grounds and common areas, including trash removal, sweeping sidewalks and curbs, watering trees, shrubs, and flowerbeds, and performing snow removal and ice control activities as needed.
- Assist the Real Estate Manager or Maintenance Supervisor in prioritizing and managing work orders to ensure timely completion.
- Support the Maintenance Supervisor in scheduling maintenance activities for buildings, equipment, and property systems.
- Assist in obtaining and organizing vendor bids for special projects, contracted services, and major maintenance work.
- Ensure vacant units are prepared thoroughly and on schedule for new residents, including painting, cleaning, carpet shampooing, and repair work.
- Assist in maintaining adequate inventory levels of maintenance supplies, equipment, and materials.
- Perform emergency repairs and respond to after-hours maintenance requests in accordance with the on-call maintenance schedule.
- Report maintenance, operational, and safety concerns to the Real Estate Manager in a timely manner.
- Utilize company technology platforms to document completed work, track work orders, record follow-up actions, and identify additional resource needs.
- Maintain a safe work environment and comply with all company policies and safety procedures.
- Perform other duties as assigned.
Education & Experience
- High school diploma, GED, or equivalent required.
- Demonstrated experience in all phases of building maintenance, including but not limited to appliance repair, HVAC, plumbing, electrical, carpentry, and preventive maintenance.
- Minimum of two (2) years of apartment maintenance experience preferred.
- Certified Maintenance & Reliability Technician (CMRT) certification preferred.

- Working knowledge of building systems, maintenance practices, and safety procedures.
- Ability to safely operate maintenance tools, equipment, and machinery necessary to perform assigned duties.
