Job Description:
We are looking for an experienced Director of Maintenance to lead the maintenance operations for our entire portfolio throughout the Cincinnati and Northern Kentucky area. In this role, you will oversee our maintenance team across multiple communities, set the maintenance strategy, and ensure our properties remain safe, well maintained, and welcoming for our residents. Your responsibilities will include, but are not limited to, managing staff, budgets, and vendors, overseeing preventative maintenance programs, and serving as the main point of contact for maintenance matters with property management and ownership. The ideal candidate will have a strong background in multifamily maintenance, team leadership, and budgeting, along with hands on knowledge of HVAC, plumbing, electrical, and boiler systems. Additionally, you must be available to address maintenance emergencies during non office hours.

Responsibilities:

• Lead and oversee the maintenance team across multiple properties.
• Train and develop staff to ensure high skill levels and efficiency.
• Evaluate staff performance, providing mentoring and corrective action when necessary.
• Ensure adequate staffing for routine and emergency maintenance.
• Develop and implement a comprehensive maintenance strategy aligned with company goals.
• Plan and execute long term preventative maintenance programs.
• Allocate resources efficiently for current and future maintenance needs.
• Oversee daily maintenance operations and ensure service requests are completed in a timely manner.
• Manage inventory control for maintenance supplies and equipment.
• Develop and manage the annual maintenance budget, monitoring expenditures.
• Identify cost saving measures to optimize expenses.
• Manage vendor and contractor relationships, including bids, scopes of work, and quality control.
• Oversee unit turns and renovation projects as directed by ownership.
• Conduct regular property inspections to ensure high maintenance standards.
• Handle and oversee emergency maintenance situations with quick resolutions.
• Implement safety training programs to reduce workplace accidents.
• Ensure compliance with all regulations, including building codes, OSHA, and fair housing laws.
• Maintain accurate records of maintenance activities and compliance documentation.
• Stay updated on industry best practices and new technology.
• Act as the point of contact for maintenance issues for residents, property management, and ownership.
• Report maintenance updates and staff performance to senior management.

Qualifications:

• 5+ years of experience in multifamily or rental property maintenance, including 2+ years in a supervisory role
• Strong working knowledge of plumbing, electrical, HVAC, and boiler systems
• Experience managing budgets, vendors, and multiple properties
• Strong leadership, communication, and customer service skills
• Working knowledge of building codes, OSHA, and fair housing regulations
• Flexibility to work during non office hours to address maintenance related issues
• Valid driver's license
• Reliable transportation
