About the role
As a Project Sales Engineer, you'll help building owners and facility managers across Chicagoland understand why their mechanical systems are causing them concern, risk, or unnecessarily costing them money, then build the projects and long-term plans that fix it. You'll manage a portfolio of assigned accounts, develop new ones, and lead the site assessments that turn into proposals customers can say yes to.
You report to the General Manager of Project Sales.

What you'll do
- Grow your accounts and win new ones. Develop opportunities across your assigned accounts and the broader Chicagoland market and follow up quickly on every lead.
- Assess the systems. Walk customer buildings to evaluate the condition, age, and performance of mechanical systems, and identify repair, replacement, and upgrade opportunities, including efficiency improvements where they make sense.
- Make the business case. Turn findings into clear proposals with costs, payback periods, and return on investment that a facility manager can take to their CFO.
- Build long-term capital plans. Help customers map out equipment replacements and upgrades over multiple years so they can budget ahead instead of reacting to failures.
- Bring the proposal to the table. Work with our Project Development and Engineering teams, using their resources to produce project estimates, then present the final proposal to the owner or customer.
- Take it to close. Qualify opportunities, develop solutions, and guide customers to a decision.
- Keep it buttoned up. Prepare accurate proposals, reports, and project handoff documents so every sale moves smoothly into delivery.
- Be a great partner. Build strong working relationships with customers, coworkers, suppliers, and vendors.
You'll work on projects of all sizes, from smaller repairs and replacements to larger capital projects, and your time will be split between the office and customer sites. You'll be assigned an established book of business from day one, so you start with real relationships and opportunities rather than a cold list.
What you bring
You don't need to be an engineer. You do need to be comfortable in a mechanical room and confident in front of a decision-maker.
Required:
- A track record of qualifying prospects, building trust, and closing sales
- General understanding of how mechanical projects are estimated and priced, and the confidence to present and defend a proposal
- Working knowledge of commercial HVAC and mechanical systems
- Ability to present costs, savings, and payback in terms a building owner understands
- Strong communication and relationship skills, a growth-oriented mindset, and the drive to work independently
- Valid driver's license and reliable transportation for weekday customer visits
Nice to have:
- Experience building multi-year capital plans for facilities
- Existing relationships with building owners or facility managers in Chicagoland
You'll be backed by our Project Development and Engineering teams, who support estimating and technical design so you can focus on the customer experience.
Compensation and benefits
Base salary is $65,000 to $80,000, depending on skills, education, and experience. On top of base, this role includes a competitive commission plan that rewards sales success, so your earning potential grows with your results.

Physical demands and work environment
This role splits time between the office and customer sites. In the office, you'll mostly be seated and working at a computer. On site, you'll stand, walk, climb ladders, reach overhead, and occasionally lift or carry up to 20 pounds while inspecting equipment. Noise levels are usually moderate.
