Description
EisnerAmper Talent Solutions has been engaged by an established, diversified commercial real estate firm in the western Chicago suburbs to recruit a Commercial Property Manager who will also support the firm’s brokerage and leasing business.
This is a hands-on, onsite role that splits time between the firm’s office and its portfolio of commercial properties in the western suburbs. The Property Manager will take ownership of day-to-day operations, lease administration, tenant relations, and financial reporting for an existing portfolio, and will help the firm rebuild and grow its management portfolio. The role also includes commercial leasing and brokerage work, compensated on a commission basis in addition to base salary, plus exposure to development. Brokerage activity will vary with the market. The ideal candidate comes out of commercial real estate, is comfortable in both the detail and the big picture, and has an entrepreneurial mindset. The firm offers a long-term career across multiple disciplines of commercial real estate.
Key Responsibilities
- Oversee all aspects of property management for assigned properties, including daily operations, regular property inspections, preventative maintenance programs, and repairs and replacements.
- Administer leases, maintain accurate lease data, and lead customer service initiatives that strengthen tenant and client relationships.
- Determine service needs, prepare specifications, solicit and evaluate bids, and negotiate and manage vendor contracts for utilities, snow removal, landscaping, pest control, security, and trash removal.
- Oversee the collection of property revenues, approve accounts payable invoices, monitor delinquent rent, and initiate collection activity when necessary.
- Coordinate with the accounting department on financial statements, bank reconciliations, monthly variance and forecasting reports, and annual operating and capital budgets submitted to ownership.
- Manage approved capital projects, real estate tax assessments and appeals, insurance policies, and the licenses and permits required to operate each property.
- Participate in commercial leasing and brokerage activity, including prospect and tenant outreach, showing space, marketing, and deal support, working alongside the firm’s brokers.
- Support business development and client relationships that grow the firm’s management portfolio, and assist with market research and development activity as needed.
- Serve as the emergency contact for tenant and property issues, and keep ownership informed of property conditions and market trends.
Qualifications
- 3+ years of experience in commercial real estate, including property management, leasing, or brokerage.
- Bachelor's degree with coursework in accounting, business administration, or finance.
- Experience with financial pro formas and financial analysis.
- Sales, marketing, or business development experience, with comfort working on a commission-based brokerage side of the business.
- Proficiency in Excel, Word, and property or financial software.
- Strong interpersonal, written, and verbal communication skills.
- Illinois real estate license, or a commitment to obtain one within the first 12 months and maintain it in good standing. Brokerage and commission-based activity requires an active license.
- Comfortable working full-time, Monday through Friday, 8:00 a.m. to 5:00 p.m., with availability for occasional weekend building or tenant issues. Time is split between the office and managed properties, so reliable transportation and a commute that works for the office and the western-suburb portfolio are required.
Compensation
The base salary range for this position is $85,000 to $100,000, depending on experience, plus commission on brokerage and leasing activity.
