Senior Leasing & Marketing Manager

An established, owner-operated New Jersey multifamily housing company is seeking an experienced Senior Leasing & Marketing Manager to provide leasing leadership, training, and support across a portfolio of approximately 3,570 apartment homes spanning 20+ conventional communities.

The primary focus of this position is leasing performance, sales, training, lead conversion, and occupancy. You will work closely with Property Managers and Regional Managers to strengthen leasing teams, improve prospect conversion, develop leasing talent, and ensure properties are positioned to achieve their occupancy and revenue goals.

The ideal candidate understands what makes apartment marketing effective because they have actually worked on the leasing side of the business. You know what prospects respond to, how leasing teams should follow up, what causes leads to convert—or fall through—and how to turn marketing traffic into signed leases.

Key Responsibilities

Leasing Leadership & Training

• Provide portfolio-level leasing leadership, coaching, and training to approximately 13 leasing professionals across 24 conventional multifamily communities.
• Serve as a leasing resource and subject-matter expert for Property Managers, Regional Managers, and onsite leasing teams.
• Coach leasing professionals on sales techniques, prospect engagement, follow-up, lead conversion, closing, customer service, and overcoming objections.
• Train leasing teams on the full prospect journey, from initial inquiry and property tours through application and lease execution.
• Conduct quarterly leasing training as well as additional training based on individual or portfolio performance needs.
• Identify opportunities to improve leasing performance, conversion ratios, follow-up practices, and overall sales effectiveness.
• Assist with onboarding and developing new leasing professionals.
• Maintain and regularly update the company's Leasing Manual, leasing procedures, sales standards, and best practices.
• Monitor leasing activity and work with Property and Regional Managers to address performance opportunities and support occupancy goals.
• Help ensure leasing teams are knowledgeable about current pricing, availability, specials, amenities, property features, and competitive positioning.
• Promote consistent leasing standards and a high level of prospect and resident service across the portfolio.
• Ensure leasing practices remain compliant with Fair Housing requirements and company policies.
• Work collaboratively with onsite leadership rather than functioning as the direct supervisor of property-level leasing employees.

Marketing & Lead Generation

• Support marketing strategies designed to generate qualified leads and increase property visibility and occupancy.
• Oversee and optimize ILS performance across platforms including Apartments.com, Zillow/CoStar, and other advertising channels.
• Review lead and traffic analytics to identify opportunities to improve lead generation and conversion.
• Ensure property websites and ILS listings accurately reflect pricing, availability, specials, photography, amenities, and property information.
• Provide oversight of five RentCafe property websites and support the company's internal website across the remaining portfolio.
• Support the company's social media presence across Facebook and Instagram.
• Monitor and respond to Google Reviews and online reputation issues.
• Partner with leasing teams to ensure marketing messages, online listings, and property positioning support the actual leasing experience.
• Assist with SEO, digital marketing, advertising, community outreach, resident events, and other initiatives that support leasing performance.
• Monitor competitor marketing and identify opportunities to improve property visibility and lead generation.

Leasing Performance & Portfolio Support

• Analyze leasing activity and identify trends affecting traffic, tours, applications, conversions, cancellations, and occupancy.
• Partner with Property and Regional Managers to develop strategies for properties that are underperforming or experiencing leasing challenges.
• Review competitive properties, rents, concessions, availability, and market conditions to help leasing teams effectively position their communities.
• Provide hands-on support to leasing teams when needed, including coaching through challenging prospects, sales situations, and closing opportunities.
• Share successful leasing strategies across the portfolio and help create consistency in the company's leasing approach.
• Help develop and implement initiatives designed to increase occupancy, lead conversion, leasing velocity, and revenue performance.

Ideal Qualifications

• 3–5+ years of multifamily leasing experience, with 5+ years preferred.
• Strong track record in apartment leasing, sales, lead conversion, occupancy, and prospect follow-up.
• Experience training, mentoring, or coaching other leasing professionals.
• Strong understanding of the multifamily leasing and sales process from lead to lease.
• Experience with conventional/market-rate multifamily housing strongly preferred.
• Confident, polished communicator who can coach others and influence without relying on direct authority.
• Strong sales instincts and the ability to identify what is preventing a prospect from moving forward.
• Comfortable analyzing leasing performance and using data to identify opportunities.
• Working knowledge of Fair Housing requirements.
• Marketing, social media, ILS, reputation management, or digital marketing experience is a strong plus
• Familiarity with Apartments.com, Zillow/CoStar, RentCafe, Yardi Voyager, or similar multifamily platforms is preferred.
• Bachelor's degree preferred, but equivalent multifamily experience will be considered.
• Valid driver's license and ability to travel between properties.
• Strong Microsoft Office skills.

The role is approximately 60–70% office-based and 30–40% field-based, with regular travel between properties.
