What this job involves:

The Commercial Director will lead all commercial activities across construction projects, driving profitability, managing client relationships, and ensuring successful project delivery. This senior leadership role requires strategic oversight of bid management, contract negotiation, risk management, and commercial performance across multiple projects and sectors.

What your day-to-day will look like:

Strategic Commercial Leadership

• Develop and implement commercial strategies aligned with company growth objectives
• Drive revenue growth through new business development and client relationship management
• Lead commercial risk assessment and mitigation strategies across project portfolio
• Establish commercial policies, procedures, and best practices

Business Development & Client Management

• Identify and pursue new business opportunities in target markets
• Build and maintain relationships with key clients, consultants, and stakeholders
• Lead major client presentations and proposal development
• Negotiate framework agreements and strategic partnerships

Project Commercial Management

• Oversee commercial aspects of projects from tender to completion
• Ensure optimal project margins and profitability
• Manage contract terms, variations, and claims processes
• Monitor cash flow, payment cycles, and debt management

Team Leadership & Development

• Lead and develop the commercial team including estimators, quantity surveyors, and commercial managers
• Establish performance metrics and KPIs for commercial activities
• Foster a culture of commercial excellence and continuous improvement
• Mentor junior commercial professionals

Financial Performance

• Collaborate with finance team on budgeting, forecasting, and financial reporting
• Monitor and report on commercial KPIs including turnover, margins, and profitability
• Ensure compliance with financial controls and commercial governance

Required Skills and Experience:

• Bachelor's degree in Construction Management, Quantity Surveying, Engineering, or related field
• Professional qualification (RICS, CIOB, or equivalent) preferred
• Master's degree in Business Administration (MBA) advantageous
• Minimum 10-15 years of commercial experience in construction industry
• Proven track record in senior commercial leadership roles
• Experience across multiple construction sectors (residential, commercial, infrastructure)
• Strong background in contract management and dispute resolution

Desired or preferred experience and technical skills:

• Expert knowledge of construction contracts (JCT, NEC, FIDIC)
• Proficiency in commercial software and systems
• Strong financial acumen and understanding of construction economics
• Knowledge of industry regulations and compliance requirements
• Strategic thinking and commercial acumen
• Strong leadership and team management abilities
• Client-focused approach with relationship-building skills
• Analytical mindset with problem-solving capabilities
