DEPARTMENT: MAINTENANCE
FLSA STATUS: NON-EXEMPT
JOB SUMMARY: The Maintenance Engineer is responsible for maintaining the hospital’s buildings, equipment, grounds, and facility systems to ensure safe, clean, functional, and reliable environment for patients, staff, and visitors. The position performs routine and preventative maintenance, basic repairs, inspections, and emergency response activities involving electrical, plumbing, HVAC, carpentry, mechanical systems, and general facility upkeep under the direction of the Maintenance Supervisor and/or Director.

ESSENTIAL JOB FUNCTIONS:
- Performs routine and preventative maintenance, repairs, and general upkeep of hospital buildings, facilities, equipment, and grounds
- Performs basic electrical, plumbing, carpentry, painting, drywall, mechanical, HVAC, and general building repairs within the employee’s training, competency, and applicable regulations
- Inspects hospital facilities and equipment regularly to identify safety hazards, maintenance needs, and potential equipment failures
- Maintains and repairs doors, locks, fixtures, furniture, ceilings, walls, flooring, lighting, plumbing fixtures, and other facility components
- Responds promptly to maintenance requests, equipment failures, utility interruptions, leaks, environmental concerns, and other facility emergencies, including after-hours situations when assigned
- Performs preventive maintenance according to established schedules and documents inspections, repairs, work orders, and corrective actions
- Maintains safe and sanitary conditions throughout the hospital, including patient care areas, administrative areas, storage areas, mechanical spaces, and exterior grounds
- Supports hospital emergency preparedness activities and responds appropriately to facility-related emergencies, including power outages, server weather, water leaks, fire alarms, and other emergency situations
- Assists with generator and emergency power system inspections and routine checks, as assigned and within the employee’s level of training and authorization
- Maintains hospital grounds, parking areas, sidewalks, entrances, and exterior areas such as minor landscaping, debris removal, and seasonal maintenance as needed
- Assists with snow/ice or severe weather-related facility needs when applicable and performs storm preparation and cleanup associated with weather events
- Use hand tools, power tools, ladders, lifts, maintenance equipment, and other equipment safely and appropriately
- Maintains an adequate inventory of maintenance supplies, tools, and commonly used repair parts and communicates supply needs to the appropriate supervisor
- Coordinates with contractors, vendors, utility providers, and other outside service personnel as directed as directed and assists with access to hospital facilities
- Maintains required records, logs, inspection documentation, work orders, and maintenance reports in accordance with hospital policies and regulatory requirements
- Follows hospital infection prevention, environmental, and workplace-safety policies and procedures
- Uses appropriate personal protective equipment and follows established procedures when working in patient-care areas or around hazardous materials, chemicals, bodily fluids, infectious materials, or other occupational hazards
- Protects patient privacy and maintains confidentiality in accordance with hospital policy and applicable laws
- Communicates effectively with applicable hospital personnel including administration and departmental directors regarding maintenance issues that may affect patient care or hospital operations
- Maintains a professional and courteous manner when interacting with patients, visitors, employees, vendors, and the public
- Performs all other duties as assigned
QUALIFICATIONS:
Education and Training: Must possess, as a minimum, a 10th grade education. Must possess a valid unrestricted driver’s license.
Work Experience: Minimum of one (1) year of general maintenance, facilities, construction, mechanical, electrical, plumbing, HVAC, or related experience preferred. Healthcare or hospital maintenance experience is preferred but not required.
Knowledge, Skills and Abilities Required:
- Working knowledge of basic electrical, plumbing, HVAC, carpentry, painting, mechanical, and general building maintenance
- Ability to safely operate hand tools, power tools, ladders, and maintenance equipment
- Ability to read and follow instructions, maintenance schedules, work orders, and safety procedures, and equipment manuals
- Ability to identify maintenance and safety issues and determine when specialized assistance is required
- Ability to prioritize work based on patient safety, facility operations, and urgency
- Ability to work independently with limited supervision and exercise sound judgement
- Effective communication and interpersonal skills with patients, visitors, employees, vendors, and contractors
- Ability to maintain accurate maintenance records and documentation
- Ability to respond appropriately to emergencies, including utility failures, severe weather, water leaks, and other facility-related emergencies
- Frequently moves around the hospital and facility grounds to inspect, access, and maintain equipment, systems, work areas, and other assigned locations
- Frequently changes body position such as bending, stooping, kneeling, and reaching as necessary to access equipment, fixtures, utilities, and other areas while performing maintenance and repair tasks
- Regularly climbs and descends stairs, ladders, and other approved access equipment as required to perform maintenance tasks
- Regularly moves, lifts, carries, pushes, and/or pulls tools, equipment, supplies, and materials necessary to perform maintenance tasks
- May be required to work in varying environmental conditions, including heat, cold, humidity, noise, dust, and outdoor weather conditions
- May be required to respond to urgent facility or maintenance situations, including utility interruptions, leaks, severe weather, and other emergencies
- Visual, hearing, and communication abilities sufficient to safely perform essential job functions, recognize hazards, operate equipment, and communicate with patients, visitors, and staff
OSHA EXPOSURE CATEGORY: A Have occasional exposure to blood borne pathogens.
