Position Overview
Realty Income is seeking a Senior Analyst, Retail Asset Management and Leasing to support portfolio strategy and transaction execution across our retail properties and client relationships. This role evaluates lease renewals, amendments, assignments, subleases, ancillary revenue opportunities, capital requests, and property dispositions. The Senior Analyst independently develops financial, client-credit, property, and market analyses; translates findings into clear recommendations; manages defined transaction workstreams; and supports commercial negotiations under the direction of an Asset Manager. This opportunity is well suited to an experienced real estate professional who combines strong analytical judgment with disciplined execution and confident communication across senior and cross-functional stakeholders.
Responsibilities
Analyze properties, leases, client performance, store-level profitability, credit considerations, market conditions, and portfolio factors to support strategies that preserve and enhance value.
Evaluate lease renewals, assignments, subleases, amendments, early terminations, capital requests, and other negotiated client matters.
Conduct property, market, and competitive research to compare renewal, re-leasing, repositioning, and disposition alternatives.
Build and maintain transparent financial models and perform cash-flow, net present value, internal rate of return, lease-economics, valuation, and sensitivity analyses.
Validate analytical inputs and clearly document assumptions, methodologies, data sources, sensitivities, information gaps, risks, and value opportunities.
Develop concise, decision-ready recommendations and financial exhibits for Asset Management leadership, senior management, and Investment Committee review, as appropriate.
Manage assigned analytical and execution workstreams for lease transactions, ancillary revenue opportunities, and selected dispositions.
Support the development and review of letters of intent, business terms, approval materials, and transaction documentation.
Participate in discussions and negotiations with clients, brokers, and counterparties with guidance from the assigned Asset Manager.
Track open issues, approvals, dependencies, documentation, economics, timing, probability, and next steps through transaction completion.
Escalate material risks, unresolved issues, and changes in transaction economics with a recommended path forward.
Coordinate with Legal, Property Management, Lease Administration, Predictive Analytics, Research, Acquisitions, Development, Finance and Accounting, and other partners.
Help ensure approved business terms are accurately reflected in transaction documents and internal systems.
Evaluate cell tower, billboard, and other third-party ancillary revenue opportunities and support associated commercial discussions and execution.
Assist with selected property dispositions, including valuation, market analysis, broker input, due diligence, alternatives, and expected financial outcomes.
Present analytical findings and recommendations clearly and build productive relationships with clients, brokers, consultants, appraisers, buyers, and internal partners.
Qualifications
We would typically expect the successful candidate to have:
2+ years of relevant experience in commercial real estate asset management, leasing, acquisitions, dispositions, development, investment analysis, real estate finance, corporate real estate, investment banking, or a related field.
Bachelor's degree in real estate, finance, economics, accounting, business, or a related field, or equivalent relevant professional experience.
Demonstrated experience building or reviewing real estate financial models.
Working knowledge of cash-flow analysis, valuation, net present value, internal rate of return, lease economics, and sensitivity analysis.
Ability to analyze financial statements, client credit, lease economics, property information, market data, and transaction alternatives.
Experience preparing clear written recommendations, presentations, and financial exhibits for business decisions.
Advanced proficiency in Microsoft Excel and strong proficiency in PowerPoint and Word.
Strong written, verbal, organizational, and interpersonal communication skills.
Ability to manage multiple assignments, set priorities, meet deadlines, maintain accurate records, and escalate material issues.
Preferred Qualifications
Experience with retail, net lease, sale-leaseback, or corporate real estate portfolios.
Exposure to lease renewals, amendments, assignments, subleases, early terminations, or lease restructuring.
Experience supporting negotiations with clients, brokers, landlords, or other transaction counterparties.
Familiarity with letters of intent, lease agreements, reciprocal easement agreements, CC&Rs, surveys, and site plans.
Experience preparing materials for senior management, an Investment Committee, or another formal approval body.
Exposure to investment sales, ancillary revenue arrangements, or property-level capital decisions.
Certifications
California Department of Real Estate Salesperson license preferred.
This position is based in our San Diego (Del Mar Heights) headquarters. Monday through Thursday are in-office for collaboration, with the opportunity to work remotely on Friday. For candidates outside San Diego and it's surrounding counties, remote working options may be available.
The salary range for this role is $68,021 - $84,004 - $102,339.
Offers near the high end are uncommon but may be considered for candidates with exceptional experience and skills and are dependent on the facts and circumstances of each case. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, to be discussed during the interview process. An annual pay rate and total compensation package is generally determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
