Job Summary
Our client, a leading company in the Real Estate industry, is seeking an experienced and strategic Finance Manager to oversee the organization’s financial planning, reporting, budgeting, compliance, and overall financial performance. The successful candidate will provide financial leadership, ensure compliance with Tanzanian financial regulations, and support business growth through effective financial management and sound decision-making.
Key Responsibilities
1. Financial Planning & Management
- Develop and implement financial strategies that support the company’s business objectives and long-term growth.
- Prepare annual budgets, financial forecasts, and cash flow projections.
- Monitor financial performance against budgets and recommend corrective actions where necessary.
- Provide financial analysis and strategic recommendations to senior management.
- Develop financial models to support investment decisions and new real estate projects.
2. Financial Reporting
- Prepare accurate monthly, quarterly, and annual financial statements in accordance with IFRS and Tanzanian accounting standards.
- Present financial reports and management accounts to the Executive Management and Board.
- Monitor key financial performance indicators (KPIs) and prepare performance analysis reports.
- Ensure timely month-end and year-end closing processes.
3. Budgeting & Cost Control
- Lead the annual budgeting process across all departments.
- Monitor project budgets and operational expenditures.
- Identify cost-saving opportunities without compromising operational efficiency.
- Review procurement expenditures and ensure financial discipline across the organization.
4. Treasury & Cash Flow Management
- Manage the company’s cash flow to ensure adequate liquidity for operations and projects.
- Oversee banking relationships, loan facilities, and financing arrangements.
- Monitor accounts receivable and accounts payable to maintain healthy cash flow.
- Optimize working capital and financial resources.
5. Taxation & Statutory Compliance
- Ensure compliance with all Tanzanian tax laws and statutory requirements.
- Oversee preparation and submission of VAT, PAYE, SDL, Corporate Income Tax, WCF, NSSF, and other statutory returns.
- Liaise with TRA, auditors, banks, and other regulatory authorities.
- Ensure timely payment of taxes and statutory obligations.
- Keep management informed of changes in financial regulations affecting the business.
6. Audit & Internal Controls
- Develop and strengthen internal financial controls and risk management procedures.
- Coordinate internal and external audits.
- Ensure audit recommendations are implemented effectively.
- Maintain proper financial records and documentation.
- Identify financial risks and recommend mitigation measures.
7. Real Estate Financial Management
- Monitor financial performance of real estate developments and property investments.
- Evaluate project profitability, investment returns, and project feasibility.
- Prepare financial reports for construction projects and property portfolios.
- Support project financing, property acquisitions, and investment analysis.
- Monitor construction budgets and project cash flows.
8. Leadership & Team Management
- Lead, mentor, and supervise the finance team.
- Conduct staff performance reviews and identify training needs.
- Foster a culture of accountability, integrity, and continuous improvement.
- Ensure effective delegation and coordination within the finance department.
9. Stakeholder Management
- Work closely with Executive Management to support strategic decision-making.
- Coordinate with project managers, procurement, HR, sales, and operations teams.
- Maintain professional relationships with banks, auditors, investors, suppliers, and government institutions.
10. Systems & Process Improvement
- Improve financial systems, reporting processes, and internal controls.
- Ensure efficient use of accounting software and ERP systems.
- Identify opportunities to automate financial processes and improve reporting efficiency.
Qualifications & Requirements
- Bachelor’s Degree in Accounting, Finance, Commerce, Business Administration (Finance), Economics, or a related field.
- CPA (T), ACCA, ACA, or equivalent professional accounting qualification is mandatory.
- A Master’s Degree in Finance, Accounting, Business Administration (MBA), or related field will be an added advantage.
- Minimum of 7–10 years of progressive experience in finance and accounting.
- At least 3–5 years in a Finance Manager or Senior Finance leadership role.
- Experience working in the Real Estate, Property Development, Construction, or Investment sector is highly preferred.
- Strong knowledge of International Financial Reporting Standards (IFRS).
- Excellent understanding of Tanzanian tax regulations and statutory compliance.
- Experience managing budgets, forecasting, financial reporting, and cash flow.
- Experience with external audits and internal control systems.
- Strong analytical and financial modelling skills.
- Proficiency in ERP and accounting systems such as SAP, QuickBooks, Sage, Microsoft Dynamics, Tally, or similar.
- Advanced Microsoft Excel skills.
- Strong leadership, communication, and stakeholder management abilities.
- High level of integrity, professionalism, and confidentiality.
- Ability to work under pressure and meet strict reporting deadlines.
