- Performs all assigned tasks in a professional manner in order to reflect the highest integrity of the company.
- Reports to work on time and dressed in company uniform to include employee badge and appropriate slip resistant safety shoes adhering to corporate uniform policy.
- Identifies and reports safety hazards to supervisor.
- Follows all safety procedures which include the correct use of PPE and other safety requirements based on the job.
- All grounds, building(s), garage(s), parking area(s), structure(s), roof(s), stairwell(s), common area(s), storage area(s), and any other critical area(s) as determined by the property manager need to be inspected daily.
- Completes periodic inspections of all tenant spaces as determined by the manager.
- If applicable, completes routine visual inspection of company vehicle, equipment, and supplies, and reports issues to the facilities manager.
- Completes periodic inspections of all building equipment as determined by the manager.
- Treats all company/building tools with respect and care to prolong useful life.
- Maintains electrical, mechanical, and any/all storage areas in a clean and organized fashion or as required by building code.
- Reports any/all tenant complaints and/or issues to the facilities manager immediately.
- Completes all work orders and service calls in a timely manner.
- Responds to after-hours or emergency calls from the facilities manager within one hour of receiving notification.
- Polite and respectful to building personnel and tenants.
- Completes all corrective and preventative maintenance as required/requested.
- Assists on-site teams in various tasks as called upon.
- Completed additional duties as required.
- Must be able to work both independently and in a team environment.
- Must be able to read and understand blue prints.
- Electrical (low and high voltage), Plumbing, HVAC (including Air Handlers), VAV boxes and associated controls, Temperature control work, Pneumatics and control work, BMS, Motors, Lighting, Fire alarm system associated in running office, Lamp and ballast replacement bypass, Commercial Painting, Carpentry knowledge.
- All general maintenance work is required.
- High School diploma.
- Trade School or related experience in the above fields.
- 3-5 years of experience in building maintenance preferred.
- Background Check, MVR check, and drug screen are required.
- Must possess a valid driver's license and the required insurance amounts.
- Must have access to drive a personal vehicle to client sites during and after work hours.
- Walk approximately 2.5 miles in an 8-hour shift while performing inspections and working on different custodial duties.
- Bending - 50% of the shift.

- Lifting - 50% of the shift.
- Pulling and pushing - 50% of the shift.
- Reaching overhead - 50% of the shift.
