Position Summary
The Construction Estimator is responsible for preparing accurate, competitive cost estimates for both residential and commercial construction projects, from conceptual budgeting through final bid submission. This role works closely with project managers, superintendents, subcontractors, and clients to develop scopes of work, solicit and evaluate bids, and ensure estimates reflect current market pricing and project requirements. The ideal candidate is comfortable moving between residential-scale projects and larger commercial bids and can manage multiple estimates simultaneously under deadline pressure.
Key Responsibilities
Prepare detailed quantity takeoffs and cost estimates for residential and commercial projects using plans, specifications, and site documentation.
Develop conceptual and preliminary budgets during preconstruction and design-development phases.
Solicit, review, and level subcontractor and material supplier bids to ensure complete and competitive scope coverage.
Analyze drawings and specifications to identify scope gaps, constructability issues, and value-engineering opportunities.
Build and maintain historical cost databases, unit pricing, and productivity metrics to improve estimate accuracy over time.
Prepare bid packages, proposals, and qualification documents for submission to owners, architects, and general contractors.
Coordinate with project managers and superintendents to reconcile estimated budgets against actual project costs and buyout.
Track and evaluate market trends in labor, materials, and subcontractor pricing across residential and commercial sectors.
Participate in pre-bid meetings, site walks, and owner/architect interviews as needed.
Maintain organized, accurate estimate files and documentation to support bid awards and project handoff.
Qualifications
3–7 years of construction estimating experience, with exposure to both residential and commercial project types preferred.
Associate's or Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent field experience will be considered in lieu of a degree.
Proficiency with estimating software (e.g., ProEst, Bluebeam, PlanSwift, or similar) and strong Excel skills.
Working knowledge of construction methods, materials, building codes, and standard contract documents (AIA or similar).
Ability to read and interpret architectural, structural, mechanical, and electrical drawings.
Strong analytical, organizational, and time-management skills, with the ability to manage multiple bids and deadlines at once.
Excellent written and verbal communication skills for interfacing with clients, architects, subcontractors, and internal teams.
Valid driver's license and ability to travel to job sites throughout the Wasatch Front as needed.
Preferred Skills
Experience estimating both ground-up and renovation/remodel projects.
Familiarity with local Utah subcontractor and supplier markets.
Prior experience transitioning between residential production work and larger commercial bid packages.
Bluebeam Revu certification or advanced digital takeoff experience.
Physical Requirements & Work Environment
Primarily an office-based role with regular travel to active job sites, which may involve walking uneven terrain, climbing stairs or ladders, and exposure to outdoor weather conditions and standard construction site hazards. Reasonable accommodations will be made in accordance with applicable law.
