ผู้ช่วยผู้จัดการอาคาร

หน้าที่และความรับผิดชอบ

งานด้านบริการลูกค้า

1. สร้างความสัมพันธ์อันดีกับผู้เช่าในอาคาร

2. สอดส่อง ดูแลและ คอยอำนวยความสะดวกแก่ผู้เช่า

3. รับเรื่องและแก้ไขปัญหาที่ได้รับจากผู้เช่า

งานเกี่ยวกับการป้องกันอุบัติภัยในอาคาร

1. ร่วมจัดสัมมนาและซ้อมอพยพหนีไฟประจำปีแก่ผู้เช่าอาคาร

2. จัดทำแผนการแก้ไขปัญหากรณีฉุกเฉินต่างๆในอาคาร

3. ตรวจสอบสภาพความพร้อมของมือเครื่องดับเพลิงและสายฉีดน้ำ

4. เป็นทีมสำรวจในกรณีเกิดเหตุฉุกเฉินในอาคาร

5. ตรวจสอบเหตุฉุกเฉินกรณีเครื่อง FIRE ALARM แจ้งเหตุ

งานด้านอาคารสถานที่

1. ดูแลปกป้องทรัพย์สินของอาคาร

2. จัดทำรายการทรัพย์สินของอาคารและรายงานความเสียหายแก่ผู้จัดการ

3. ดูแลความเรียบร้อยหน้าอาคารเป็นพิเศษในช่วงเวลาเข้า-ออกอาคารของลูกค้าในอาคาร       

4. ดูแลความสะอาดในการใช้พื้นที่ของอาคารตลอดจนร้านอาหารในอาคาร

5. จัดเตรียมพื้นที่หากมีการจัดประชุมหรือสัมมนาในอาคาร

6. ตรวจอุปกรณ์เครื่องใช้ในอาคารและลงใบแจ้งซ่อมเมื่อเกิดความเสียหาย

7 . ตรวจสอบเอกสารการนำของออกนอกอาคาร

8. ดูแลกุญแจส่วนกลางของอาคาร

9. ดูแลต้นไม้โดยรอบอาคาร

10. ประสานงานกับฝ่ายช่างในการร่วมแก้ไขปัญหา

งาบด้านระบบจอดรถและการจราจรภายในอาคาร

1. ดูแลระบบ PARK MATIC และแก้ไขปัญหาต่างๆของระบบจอดรถ

2. เช็คความเคลื่อนไหวของรถที่เข้า-ออกในอาคาร

3. ตรวจเช็ครถที่จอดค้างคืน

4. แก้ไข-เพิ่มข้อมูลในบัตรจอดรถของผู้เช่า

5.จัดสรรที่จอดรถในอาคารให้แก่ลูกค้าตามความเหมาะสม

6. ดูแลการจัดการจราจรในอาคารและแก้ไขปัญหาที่เกิดจากอุบัติเหตุต่างๆ

งานด้านดูแลผู้รับเหมาช่วงของอาคาร

1. ควบคุมการทำงานของบริษัทกำจัดแมลง

2. ควบคุมการทำงานของบริษัทดูแลสวนต้นไม้รอบอาคาร

3. ควบคุมความเรียบร้อยของบริษัทดูแลต้นไม้ในล็อบบี้.

4. ดูแลบริษัทที่เข้ามาทำความสะอาดกระจกสูงโดยรอบอาคาร

งานด้านดูแลผุ้รับเหมาตกแต่งของบริษัทผู้เช่า

1. ควบคุมดูแลเอกสารต่าง ๆ และตรวจสอบผู้รับเหมาที่เข้ามาตกแต่งพื้นที่ผู้เช่า

2. ตักเตือน ปรับ หรือ ระงับการทำงานของผู้รับเหมาในกรณีที่ผู้รับเหมาทำการฝ่าฝืนระเบียบของอาคาร

3. รวบรวมค่าใช้จ่ายต่าง ๆ ที่เกิดขึ้นของผู้รับเหมาเพื่อเรียกเก็บ

4. ดูแลทรัพย์สินของอาคารมิให้ชำรุด โดยมีสาเหตุจากผู้รับเหมาของบริษัทผู้เช่า

งานที่ได้รับมอบหมายจากผู้จัดการ

1. ประชุมประจำวันร่วมกับผู้จัดการ

2.งานที่ได้รับมอบหมายจากผู้จัดการ

3. จัดทำรายงานประจำเดือนฝ่ายอาคาร  ประกอบด้วย

               -  รายงานการเพิ่มหรือลด ของรถที่ได้สิทธิและรถเช่าจอด

               -  รายงานการทำงานแม่บ้าน และรปภ.

               -  รายงานรับค่าจอดรถ

               -  ค่าจอดรถที่เป็นเครดิตของแต่ละบริษัท

4. ลงรายงานประจำวัน

5.  จัดทำรายงานทรัพย์สินอาคารประจำปี

งานด้านแม่บ้าน-รปภ.

1. ตรวจสอบการทำงานของแม่บ้านและพนักงานรปภ.

2. สอบสวนและแก้ไขปัญหาของแม่บ้านและรปภ.

3. ติดต่อกับสายตรวจรปภ.และแม่บ้านเพื่อประสานงานอันเป็นประโยชน์แก่อาคาร

4. ตรวจสอบการเดินตรวจอาคารของรปภ.โดยระบบมอร์ส

5. ตรวจสอบการจัดส่งน้ำยาและอุปกรณ์ทำความสะอาดของแม่บ้าน

6. ตรวจสอบตารางการทำงานของแม่บ้านเพื่อให้งานเป็นไปตามกำหนด

7.สรุปเวลาการทำงานของแม่บ้านและรปภ.ประจำเดือนเพื่อส่งหายสำนักงานใหญ่

8. ตรวจสอบและจัดเก็บเอกสารของแม่บ้านและรปภ.

9. จัดทำแผนซ้อมอพยพหนีไฟประจำปีและซ้อมย่อยแก่แม่บ้าน และรปภ.
