JOB PURPOSE or JOB SUMMARY: 

The Director of Property Management is responsible for the day-to-day leadership and oversight of the Property Management division and the successful operation of the company’s affordable housing portfolio. This position provides direct leadership to Regional and Area Property Managers and is accountable for portfolio performance, operational consistency, and execution of company and ownership objectives. The Director of Property Management operates with a high degree of independence over day-to-day property management activities, with executive oversight provided by the Vice President of Asset Management. 

ESSENTIAL DUTIES AND RESPONSIBILITIES: 

•  Lead the day-to-day operations of the Property Management division and provide direction to Regional and Area Property Managers. 

•  Maintain accountability for overall portfolio performance, including occupancy, leasing, collections, delinquency, expenses, maintenance, and property condition. 

•  Establish operating standards, priorities, procedures, and accountability across the portfolio. 

•  Monitor property financial performance and ensure execution of approved budgets and business plans. 

•  Identify underperforming properties and lead corrective action and stabilization efforts. 

•  Ensure properties are well-maintained and operated in accordance with company standards and applicable regulatory requirements. 

•  Oversee staffing needs, employee performance, training, and development within the Property Management division. 

•  Lead operational aspects of property transitions, new property onboarding, and portfolio growth. 

•  Partner with Compliance, Accounting, Asset Management, Human Resources, and other departments to achieve property and company objectives. 

•  Serve as the primary escalation point for significant property management matters and escalate material financial, legal, regulatory, or ownership-level issues as appropriate. 

•  Identify opportunities to improve operating efficiency, portfolio performance, processes, and organizational effectiveness. 

•  Staff Supervision and Development 

•  Recruit, develop, supervise, and evaluate Property Management team. 

•  Establish measurable performance expectations and hold Regional and Area Property Managers accountable for results. 

•  Ensure appropriate training and professional development of Property Management teams. 

•  Promote a culture of accountability, proactive communication, problem-solving, and ownership of results.

Requirements

MINIMUM QUALIFICATIONS: 

•  Minimum of 10 years of progressive multifamily property management experience, including multi-site or regional leadership experience. 

•  LIHTC and affordable housing experience required. 

•  Strong knowledge of property operations, budgeting, financial performance, landlord-tenant practices, and applicable laws and regulations. 

•  Demonstrated ability to lead teams, establish accountability, and improve property performance. 

•  Strong communication, organizational, analytical, and decision-making skills. 

•  Bachelor's degree in business, real estate, or related field preferred; equivalent experience may be considered. 

•  Must be willing to travel throughout the assigned portfolio. 

•  Valid driver's license required. 

•  Language Skills 

•  Ability to communicate clearly and effectively with employees, vendors, business partners, and leadership, both orally and in writing. 

•  Computer Skills 

•  Proficiency with Microsoft Office and applicable property management, maintenance, or business software. 

•  Reasoning Ability 

•  Ability to analyze complex operational issues, exercise sound judgment, establish priorities, and make effective decisions.
