Project Manager - Fitout Projects

Position Overview

JLL Project & Development Services is seeking an experienced Project Manager to lead fitout projects for commercial office spaces in Mumbai. The ideal candidate will bring extensive expertise in managing interior fitout and renovation projects from conception through completion, ensuring delivery of high-quality spaces that meet client objectives while maintaining schedule, budget, and quality standards.

Key Responsibilities

Project Leadership and Delivery

Lead end-to-end fitout project execution for commercial office spaces, managing all phases from initial planning through project closeout and handover. Develop comprehensive project plans including scope definition, schedules, budgets, resource allocation, and risk management strategies. Coordinate with clients, consultants, contractors, and internal teams to ensure seamless project delivery and stakeholder alignment throughout the project lifecycle.

Budget and Financial Management

Prepare detailed cost estimates, project budgets, and financial forecasts for fitout projects. Monitor and control project expenditures, track budget variances, and implement corrective actions to maintain financial targets. Review contractor quotations, process payment certifications, and manage change orders while ensuring cost optimization and value engineering opportunities are identified and implemented.

Contract and Vendor Management

Manage tender processes including preparation of bid documents, contractor prequalification, bid evaluation, and contract award recommendations. Administer contracts with contractors, vendors, and consultants, ensuring compliance with terms and conditions. Evaluate contractor performance, resolve disputes, and maintain strong vendor relationships to support project objectives.

Quality and Compliance Oversight

Establish and enforce quality standards for all fitout work including finishes, MEP systems, furniture installation, and specialty items. Conduct regular site inspections, quality audits, and defect management to ensure workmanship meets specifications and design intent. Ensure compliance with applicable building codes, safety regulations, local authorities' requirements, and JLL quality management systems.

Stakeholder Communication and Coordination

Serve as the primary client contact, providing regular project updates, progress reports, and addressing concerns promptly. Facilitate coordination meetings with design consultants, contractors, and client representatives to resolve technical issues and maintain project momentum. Prepare and present project status reports, risk assessments, and recommendations to senior management and clients.

Team Leadership

Lead and mentor project team members including assistant project managers, coordinators, and site engineers. Provide guidance on technical matters, problem-solving approaches, and professional development. Foster a collaborative team environment that promotes accountability, innovation, and continuous improvement.

Required Qualifications

Education

• Bachelor's degree in Civil Engineering, Bachelor of Architecture (B.Arch), or degree/diploma in Interior Design from a recognized institution

Experience

• 10-12 years of progressive experience in project management, with demonstrated expertise in commercial office fitout projects
• Proven track record of successfully delivering multiple fitout projects simultaneously, meeting quality, schedule, and budget objectives
• Substantial experience managing projects ranging from small-scale renovations to large corporate office fitouts

Technical Skills

• Deep understanding of interior fitout processes, construction methodologies, and MEP coordination in commercial spaces
• Strong knowledge of building materials, finishes, furniture systems, and modern workplace design principles
• Proficiency in reading and interpreting architectural, MEP, and structural drawings
• Familiarity with project management software, MS Project or Primavera, AutoCAD, and MS Office suite
• Working knowledge of relevant building codes, safety regulations, and local authority approval processes

Professional Competencies

• Excellent project planning, scheduling, and organizational abilities with strong attention to detail
• Demonstrated financial acumen including budgeting, cost control, and commercial management
• Strong negotiation, problem-solving, and decision-making capabilities
• Effective communication skills with ability to interact professionally with diverse stakeholders
• Leadership qualities with experience managing cross-functional teams and external partners

Preferred Qualifications

• Project Management Professional (PMP) or equivalent certification
• Experience with LEED, WELL Building Standard, or other green building certifications
• Exposure to workplace strategy and agile office design concepts
• Experience working with multinational corporations or large-scale corporate clients
• Familiarity with JLL standards, processes, and delivery methodologies
