What this opportunity involves:
As a Finance Manager at JLL, you'll serve as a strategic finance business partner to our Property Managers, overseeing comprehensive financial operations and reporting across a diverse portfolio of commercial assets. This role combines technical accounting leadership with relationship management, requiring you to maintain rigorous compliance with Trust Accounting and Property Accounting policies while ensuring seamless information flow between clients, property teams, and external stakeholders. You'll take ownership of month-end processes, balance sheet reconciliations, and annual budget preparation, while also leading knowledge-sharing initiatives through monthly finance training sessions. You'll manage complex accounting activities including incentive amortizations, IFRS rent smoothing, tenant outgoing reconciliations, and GST reporting, all while maintaining the highest standards of accuracy and client service. An overview of the role:
Partner closely with JLL Property Managers and Client Directors as their key finance business partner, delivering comprehensive monthly financial reports, leading team reviews, and providing strategic insights that drive informed decision-making across an assigned portfolio of assets and clients
Prepare and process journal entries, balance sheet reconciliations, incentive amortization journals, and IFRS rent smoothing reporting in accordance with client-specific requirements, while performing annual tenant outgoing recovery reconciliations and coordinating effectively with outgoing auditors
Lead the preparation of annual budgets and forecasts, contributing analytical insights that help shape property performance strategies and assist Client Directors with portfolio arrears reporting and other strategic financial analyses
Manage GST reconciliations, monthly management fees, client remittances, and review all purchase orders over three months for validity, ensuring accurate and timely processing across all financial operations
Lead and facilitate monthly finance training sessions, transition new properties into the portfolio, manage cease management processes, and ensure strict adherence to JLL's internal compliance processes including preparation of six-monthly internal audit checklists and coordination with clients regarding annual audits

Bachelor's degree in Accounting, Finance, or a related field
Minimum 5-7 years of property accounting or trust accounting experience, with demonstrated leadership capabilities in commercial real estate
Strong understanding of Trust Accounting and Property Accounting principles, policies, and regulatory requirements
Proven experience managing financial reports, balance sheet reconciliations, and complex journal entries across multiple properties
Solid knowledge of GST compliance, reporting requirements, and IFRS rent smoothing principles
Demonstrated ability to lead and mentor finance team members, with experience conducting training sessions or knowledge-sharing initiatives
Proficiency in accounting software and advanced Microsoft Excel skills, with the ability to leverage technology for process improvement
Excellent attention to detail with a proven track record of maintaining accuracy in high-volume, deadline-driven environments
Strong communication and interpersonal skills, with the ability to build effective relationships across teams, with clients, and with senior stakeholders
CA, CPA, or equivalent professional accounting qualification (preferred)
Experience coordinating internal and external audits, with strong knowledge of compliance frameworks and audit processes (preferred)
