Job Overview
We are seeking a detail-oriented and results-driven Accountant to oversee the organization's financial operations, ensuring accurate accounting, compliance with statutory and tax regulations, and timely financial reporting. The ideal candidate will manage audits, liaise with regulatory authorities, and provide financial guidance to operational teams, supporting the effective management of commercial buildings and condominium properties while contributing to sound business decisions and financial performance.
Key Responsibilities
1. Financial Accounting & Reporting
- Independently manage day-to-day accounting operations including general ledger, accounts payable/receivable, bank reconciliations, and fixed asset registers
- Prepare monthly, quarterly, and annual financial statements in compliance with SLFRS/applicable accounting standards
- Monitor cash flow, working capital, and budgetary controls across managed properties
- Prepare management accounts and variance analysis (budget vs. actual) for review by senior management
- Ensure timely closing of monthly/annual books of accounts
2. Annual & Internal Audit
- Independently coordinate and finalize the annual statutory audit with external auditors
- Prepare audit schedules, reconciliations, and supporting documentation
- Respond to audit queries and ensure timely resolution of audit findings
- Coordinate and support internal audit engagements; implement corrective actions based on recommendations
- Strengthen internal controls, SOPs, and financial policies to minimize audit exceptions
3. Taxation
- Independently handle all tax matters and correspondence with the Department of Inland Revenue (IRD)
- Prepare and file corporate income tax returns, VAT/SVAT returns, WHT, and other statutory returns accurately and on time
- Manage tax assessments, appeals, and clarifications with IRD officers directly
- Ensure full compliance with tax laws, regulations, and reporting deadlines
- Advise management on tax planning opportunities and risk mitigation
- Keep updated on changes in tax legislation relevant to the facility management/real estate sector
4. Business Partnering & Operational Support
- Act as a trusted financial advisor to operational/facility management teams
- Provide financial insights on service charge budgets, sinking fund adequacy, vendor contracts, and cost optimization
- Support pricing/costing decisions for facility management contracts and condominium service packages
- Review contracts with vendors/subcontractors from a financial and risk perspective
- Assist management in preparing business cases, cost-benefit analysis, and financial projections for new contracts or property acquisitions
- Guide non-finance/operational staff on financial procedures, approvals, and expenditure controls
5. Team & Process Management
- Supervise and review the work of junior accounts staff .
- Ensure proper documentation, filing, and record-keeping of financial and tax records
- Continuously improve accounting processes and internal controls
Qualifications & Experience
- Part/Fully qualified in CA Sri Lanka / ACCA / CIMA or equivalent professional qualification
- Bachelor's degree in Accounting, Finance, or related field (preferred)
- Minimum 5–8 years of accounting experience, with at least 2–3 years in a senior/independent capacity
- Prior experience in facility management, real estate, condominium management, or property services industry strongly preferred
- Proven independent experience in handling tax assessments and correspondence with the Inland Revenue Department
- Experience in handling annual statutory audits independently
