Accounts Payable Accountant – Retail Real Estate

Position Overview

Our client, an established retail real estate developer, is seeking an Accounts Payable Accountant with hands-on experience in retail or commercial real estate accounting.

This is not simply a transactional accounts payable position. The successful candidate needs to understand the accounting behind retail properties, particularly CAM (Common Area Maintenance), real estate tax, and insurance reconciliations. The role requires someone who can work through property-level expenses, research discrepancies, maintain accurate supporting documentation, and ensure reconciliations are completed correctly and on time.

Experience with ARGUS is a strong plus.

Key Responsibilities

• Manage accounts payable activities for retail and commercial real estate properties.
• Prepare and review CAM reconciliations and related property expense calculations.
• Complete real estate tax and insurance reconciliations.
• Review tenant and property-level expenses for accuracy and proper allocation.
• Research and resolve reconciliation discrepancies.
• Review invoices, coding, approvals, and supporting documentation.
• Assist with month-end close and property-level accounting activities.
• Maintain accurate schedules, reconciliations, and supporting accounting records.
• Partner with property management, development, and accounting teams to resolve discrepancies and accounting issues.
• Support financial reporting and analysis related to retail property operating expenses.
• Assist with additional accounting responsibilities as needed.

Qualifications

• Prior accounting experience within retail or commercial real estate is strongly preferred.
• Hands-on experience with CAM, tax, and insurance reconciliations is required.
• Strong understanding of retail property operating expenses and expense recoveries.
• Accounts payable and general accounting experience.
• Strong analytical and reconciliation skills.
• Excellent attention to detail and ability to research discrepancies.
• Proficiency with Excel and real estate/property accounting systems.
• ARGUS experience is a strong plus.
• Ability to work effectively with accounting, property management, development, and other internal teams.
