職務摘要 
設施物業專員負責財務管理、合規監督及系統維護等治理與行政工作，使「workplace experience 」團隊能專注於用戶服務。本職務為房東、供應商與客戶夥伴的主要聯絡窗口，建立場域穩定的營運基礎，確保各項服務方案一致執行。 

主要職責 

1) 財務作業 

• 管理日常財務與發票作業（客戶與 JLL） 

• 正確輸入付款資訊至系統 

• 與區域團隊協調財務議題，確保遵循流程與內控 

• 協助現場主管進行預算規劃與管理 

• 維護各財務系統資料正確性，並定期稽核，確保財務數據完整可靠

2) 營運管理 

• 擔任房東與主要服務供應商的第一聯絡窗口 

• 開立工單、追蹤供應商績效，確保合約履約 

• 協調供應商執行各類設施相關服務 

• 視需要與技術/工程團隊對接 

• 確保文件歸檔與合規事項更新且保存完善 

• 定期巡檢樓層以確保清潔與維護品質達標 

3) 報告與合規 

• 依需求進行資料分析與報告產出 

• 依服務交付需求產出報告並進行簡報 

• 確保服務水準協議(SLA)與關鍵績效指標(KPI)達成或超越目標

• 抽查供應商服務表現是否符合合約規範 

• 維護客戶 Property Services SharePoint 資訊最新 

• 支援客戶與 JLL 的內外部稽核 

4) 持續改善與客戶支援 

• 推動成本節省與並創造附加價值 

• 支援區域計畫（如使用者體驗專案、JLL 系統上線） 

• 落實並回饋作業流程與績效指標 

• 必要時識別風險並向場域主管通報或升級處理 

5)經驗與資格 

• 3 年以上設施管理、飯店/餐旅、企業服務或相關經驗 

• 具財務行政、發票處理、採購實務經驗 

• 熟悉 Microsoft Excel / Word / PowerPoint 
• 具備基本英文聽說寫能力

• 了解財務、採購與設施作業流程，包括發票處理、供應商協調及工單管理等實務操作。
