The Sustainability Manager will lead the delivery of sustainability programmes for a large-scale, complex corporate real estate account in Hong Kong — one of JLL's most high-profile accounts in the APAC region. The role is responsible for driving energy performance, ESG data integrity, and waste and water initiatives across the client's Hong Kong property portfolio — working closely with a broad network of client and JLL stakeholders including Real Estate Services (RES), Facilities Management, Finance, Catering, Cleansing, and Capital Projects teams.
The role will oversee the development and execution of energy and sustainability management programmes to deliver measurable outcomes against key performance indicators including:
- Energy savings and carbon footprint reduction
- Waste diversion and water management performance
- ESG data accuracy, governance, and timely reporting
- Stakeholder engagement and cross-functional programme delivery
What this job involves
Key responsibilities include, but are not limited to:
Energy Performance, Waste & Water Management
- Monitor and analyse smart energy platform data to identify energy-saving opportunities across the client's Hong Kong properties
- Build and maintain a site-level energy conservation, waste and water management roadmap; drive implementation with FM teams and vendors
- Track progress and outcomes to reduce reliance on REC procurement through real, on-site energy savings
- Drive operational improvements through the identification and implementation of opportunities to improve energy, waste and water performance across the portfolio and at building level
- Establish and manage a holistic waste tracking and reporting system, including waste register, vendor data validation, and reporting cadence
- Develop business cases for energy, water and waste initiatives including cost-benefit analysis and operational impact assessments
- Implement and manage the annual recycling programme, driving engagement across internal client partners and service vendors
- Implement energy and sustainability programmes to reach objectives
ESG Data Reporting, Governance & Controls
- Manage end-to-end ESG data collection, validation, and submission across all utility streams: electricity, diesel, gas, water, waste, costs, and ECM datasets
- Manage the energy, waste, and water data collection process within the client's technology platform and produce periodic (monthly, quarterly, annual) reports tailored to the client's specific requirements
- Maintain governance cadence, issue resolution logs, and documentation to ensure accurate, timely, and auditable ESG reporting
- Coordinate across JLL FM team, the client's RES, Finance, vendors, and regional/global ESG teams to resolve data definitions, exceptions, and reporting discrepancies
- Support internal and external audit/attestation processes with robust evidence documentation
- Transition and stabilise recurring ESG reporting tasks with fully documented SOPs and a structured handover pack
- Manage the customised ESG dashboard (Power BI + master dataset): refresh cadence, data model maintenance, version control, and monthly/quarterly reporting packs
- Implement data quality checks and maintain an evidence repository (source documents and full data traceability) to support internal review and attestation
Stakeholder Engagement & Collaboration
- Act as the primary sustainability point of contact for the client account, engaging regularly with the client's RES, Catering, Cleansing, Capital Projects, Finance, and Procurement teams
- Engage with JLL facility managers as the key point of contact for wide-ranging advice on all aspects of environmental sustainability
- Facilitate sustainability awareness and training for FM teams, building managers, and service vendors to embed sustainable practices at the site level
- Collaborate with JLL Regional Sustainability team members to share best practices, identify cross-account opportunities, and develop case studies
- Support the client's broader ESG agenda by contributing to regional and global reporting cycles and stakeholder communications
Programme & Project Management
- Manage multiple concurrent workstreams across energy, data, waste, and stakeholder engagement with clear timelines and deliverables
- Prepare and present regular programme updates to the client's RES team and JLL account leadership
- Support the preparation of tenders, work orders, and vendor selection for sustainability-related services and equipment
Requirements – Essential
Academic & Experience
- University degree in Science, Engineering, Environmental Studies, Sustainability, or a related field
- 4+ years in sustainability, energy management, or ESG reporting, preferably within a corporate real estate or FM environment
- Experience working on large, complex corporate accounts with multiple stakeholder groups
Technical Knowledge
- Technical understanding of the most common HVAC, electrical, mechanical, and building automation systems
- In-depth understanding of energy, waste, and water conservation measures
- In-depth understanding of Greenhouse Gas Emission scopes and reporting
- Experience conducting site walkthroughs to identify conservation measures (e.g., ASHRAE Level 1 and 2)
- Familiarity with waste management programmes, including vendor management and waste-to-value initiatives
Data & Analytics
- Experienced with benchmarking and analysing utility data to drive sustainability measures
Stakeholder & Communication
- Strong project management skills with the ability to prioritise and meet deadlines in a high-pressure, deadline-driven environment
- Demonstrated ability to engage and influence diverse stakeholders across client, vendor, and internal teams
- Strong written and verbal communication skills; ability to present complex data clearly to non-technical audiences
- Strong English, Cantonese, and/or Mandarin language skills for effective coordination with local vendors and regional teams
Requirements – Desirable
- Technical understanding of common HVAC, electrical, mechanical, and building automation systems
- Experience conducting site walkthroughs to identify conservation measures (e.g., ASHRAE Level 1 and 2)
- Familiarity with waste management programmes, including vendor management and waste-to-value initiatives
- Experience working on large, complex corporate accounts with multiple stakeholder groups
- Proficiency in data analysis and reporting tools; experience with Power BI or equivalent dashboard platforms
- Experience with smart energy monitoring platforms (e.g., Univers or equivalent)
- Experience in energy procurement and renewable energy options (RECs, PPAs)
- Knowledge of ISO 14001, BEAM Plus, LEED, or other environmental management/green building standards
- Cantonese and/or Mandarin language skills advantageous for coordination with local vendors and regional teams
