Description
THE ROLE
We are looking for a capable and hands-on Site Engineer to join the project team of a multidisciplinary real estate development group in Sri Lanka. This is a site-based role on a residential and condominium development project, starting from the piling and foundation stage and continuing through the project's construction lifecycle.
As the developer's day-to-day engineering presence on site, you will initially oversee the piling contractor's works on behalf of the developer — supervising ongoing operations, enforcing QA/QC procedures, carrying out inspections, and reviewing construction drawings against site actuals. You will maintain accurate site records, coordinate closely with consultants and contractors, and keep the project management team informed of progress, quality, and any issues on the ground. As the project advances beyond piling, your scope will expand across subsequent structural and construction phases.
KEY RESPONSIBILITIES
Construction Supervision & Contractor Management
- Oversee the piling contractor's day-to-day operations on site, ensuring all works are executed in accordance with approved drawings, specifications, and method statements.
- Monitor contractor progress against the construction programme, identify delays or resource shortfalls early, and follow up on corrective actions.
- Review contractor method statements, work plans, and deployment of plant, equipment, and manpower for adequacy before works proceed.
- Coordinate daily activities between the contractor, consultants, and the project team, and maintain records of all site instructions issued.
- Attend site progress and technical meetings, track agreed actions, and verify they are closed out on time.
Quality Assurance / Quality Control (QA/QC)
- Implement and enforce the project QA/QC plan and Inspection & Test Plans (ITPs) for the piling scope — covering pile setting-out, bore verification, reinforcement cages, concreting, and pile-by-pile records.
- Carry out and document routine inspections and hold-point checks; raise Non-Conformance Reports (NCRs) where required and follow through to closure.
- Witness and verify materials and works testing — including concrete slump and cube tests, reinforcement certificates, and pile integrity and load testing (PIT, PDA, static load) — and maintain complete test records.
- Inspect materials delivered to site against approved submittals and specifications, and reject non-compliant materials or workmanship.
Drawings & Technical Review
- Review construction drawings, pile layouts, and specifications; verify site actuals against drawings — including pile positions, cut-off levels, and tolerances — and report deviations promptly.
- Identify discrepancies, clashes, or missing information in drawings and raise RFIs / technical queries with consultants in good time.
- Verify setting-out and survey control on site in coordination with the project surveyor.
- Maintain marked-up drawings and support the preparation of as-built records for completed works.
Site Administration, Reporting & HSE
- Maintain daily site diaries and records covering manpower, plant, weather, works executed, delays, and instructions.
- Prepare daily and weekly progress reports, supported by site photographs, for the project management team.
- Assist in verifying contractor work quantities and interim payment claims against works actually executed on site.
- Enforce site health, safety, and environmental requirements — including permits to work and toolbox talks — and stop unsafe works where necessary.
- Support handover documentation and coordination as works transition from piling to subsequent construction phases.
REQUIREMENTS
- Bachelor's degree in Civil Engineering (or equivalent NDT / HNDE qualification) from a recognised institution
- 3–5 years of site experience in high rise buildings, with hands-on exposure to piling/foundation works, civil and MEP works
- Working knowledge of piling methods, reinforced concrete works, MEP, and associated QA/QC and testing procedures
- Ability to read and interpret structural and civil drawings, and to check drawings against site actuals
- Strong documentation skills — site diaries, inspection records, NCRs, and progress reports
- Proficiency in AutoCAD and MS Office
- Strong communication and coordination skills, with the confidence to hold contractors to quality, safety, and programme standards
- Willingness to be fully site-based, with flexibility to support extended working hours during critical activities such as concreting
ADDED ADVANTAGE
- Experience on high-rise residential or condominium projects
- Direct supervision experience of bored piling works and familiarity with pile testing methods (PIT, PDA, static load tests)
- Prior experience in a developer-side or Engineer's Representative supervision role
- Familiarity with CIDA requirements, BS/Eurocode standards, and local authority approval processes
- Working knowledge of MS Project or Primavera for programme tracking
