ABOUT THE ROLE
We are looking for a Financial Controller for a luxury condominium resort in the Turks and Caicos. This is the senior finance leadership role for the property and its related entities, including strata operations. The Financial Controller owns the full monthly close, financial reporting, budgeting, payroll, statutory compliance, and the internal control environment, while serving as a trusted commercial partner to resort leadership.

 

• Own the full-cycle accounting and monthly close for the resort and all related entities, delivering accurate, on time financial statements
• Prepare monthly income statements with variance commentary against budget, forecast, and prior year
• Reconcile all balance sheet accounts, bank and credit card reconciliations, and maintain complete working papers
• Manage strata and owner accounting including billing, collections, owner distributions, rental pool reconciliations, and presentation at council meetings
• Lead the annual budgeting process and periodic reforecasts; manage rolling cash flow to meet all payment deadlines
• Oversee payroll accuracy, statutory filings, and compliance with all local tax and regulatory obligations
• Maintain a strong internal controls environment across accounting, purchasing, and IT
• Lead, develop, and coach the Accounting, Purchasing, and IT team
• Participate in departmental and executive meetings and support operational teams with financial insights

 

• Minimum 5 years of progressive hotel or resort finance experience, including at least 2 years as Financial Controller or Assistant Financial Controller
• Strata, condominium-hotel, or rental pool and owner accounting experience is essential
• Hands-on ownership of the full monthly close, balance sheet reconciliations, and financial statement preparation
• Experience preparing a complete annual operating budget
• Strong working knowledge of USALI and hotel accounting across A/P, A/R, General Ledger, payroll, and P&L;
• Advanced Excel skills; experience with Opera PMS, Sage, or ADP is a strong advantage
• Proven ability to lead and develop a finance team
• Caribbean or island resort experience is preferred
• Professional accounting designation (CPA, CA, ACCA, or CMA) preferred
• Bachelor's degree in Accounting, Finance, or a related field

 

• USD $85,000 - $100,000 base salary per year
• Annual bonus of up to 20%
• Housing allowance of USD $2,500 per month
