Job Description:

Are you a skilled Title Examiner looking for an opportunity to expand beyond traditional commercial work? We're seeking an experienced Commercial Title Examiner to join our team and play a critical role in both commercial and residential title transactions, including matters involving probate and estate-related ownership issues.

What You'll Do

As a Commercial Title Examiner, you'll be responsible for examining title records, resolving title issues, and producing accurate title commitments and related products for a variety of transaction types.

Responsibilities include:

  • Conducting title searches and examinations for both commercial and residential properties

  • Reviewing and analyzing chains of title to identify ownership, defects, encumbrances, restrictions, and title risks

  • Examining deeds, mortgages, easements, judgments, liens, leases, plats, surveys, probate filings, trusts, and court records

  • Identifying and resolving title issues relating to estates, probate proceedings, heirship matters, and inherited property

  • Reviewing legal descriptions and mapping information for accuracy

  • Preparing title commitments, reports, and supporting documentation

  • Researching and resolving complex title defects and underwriting concerns

  • Interpreting applicable underwriting guidelines and title standards

  • Working closely with escrow, closing, underwriting, and operations teams

  • Responding to customer, attorney, lender, and internal team inquiries regarding title matters

  • Assisting in training and mentoring less experienced examiners

What We're Looking For

  • Minimum 3-5 years of title examination experience

  • Strong knowledge of title insurance principles, title examination, and underwriting practices

  • Experience examining both commercial and residential title transactions

  • Ability to analyze complex ownership histories and title issues

  • Experience reviewing legal descriptions and property records

  • Strong understanding of liens, judgments, easements, restrictions, and title curative requirements

  • Excellent organizational skills and attention to detail

  • Ability to prioritize work and meet deadlines in a production-driven environment

  • Strong written and verbal communication skills

  • Proficiency with title software systems and Microsoft Office Suite

Highly Desired Experience

  • Probate and estate title examination

  • Trust and heirship-related title research

  • Commercial transactions involving multi-parcel properties, easements, leases, and development projects

  • Experience working directly with underwriters on complex title issues

  • Familiarity with curative work and title defect resolution
